I'm new to the door to door sales stuff. I'm trying to sell home alarms to homeowners, but I don't know how to touchbase with the homeowners without getting shot down. My manger tells me to try to start a conversation before I give the big spill, like, "Hey, what a nice car you got there!" I personally think that won't work as great because the person is probably thinking what the hell he wants to sell to me and that its kind of weird to knock on someones door and start an off-topic conversation with them while trying to sell something else.
I also listen to many audiobooks on sales without much luck where im stuck at.
I'm looking for ways to approach with homeowners at their door. Any examples and advice would be great. |

In your case, you wouldn't want to get a person's phone to contact them later because chances of you scheduling an appointment with a callback prospect is slim to none. I'm guessing that you want to get make the sale right then and there. You may want to keep it simple and ask if you can have a few minutes of their time and also say that you want them to be the judge of your product/service. Don't waste too much time with people who show no interested. Not everyone is a buyer. Its your job to filter these types of people out.
As to your approach at the door be honest and ask them a direct question yes/no question that is the main benefit of your product. And if they say "no" to your question, you then know that they are either dumb or a person who doesn't ever by anything from anyone. You should be able to answer this question,"What makes it worthwhile buying from your company's product/service?"
Your questions should be like this:
"We have a home security package that is proven to make your home 3 times less likely to be buglarized than a home that isn't secured without a home security system. It will only take a few minutes to tell you about it and you can be the judge. Can we sit down somewhere so I can give you more information? "
If they say no to that after what you said just smile & say them, "Have a great day and enjoy getting burglarized." and walk off.

Yes - this is one of the hardest things to do I know.
What is important here is for you to get the persons attention. Smile, Greet the person - good morning / evening etc. If you get a good response - like smile back, greet back, Intorduce your self - you name, wear a company ID if you have or show some Identity to build trust.
If the person doesn't greet back or smile - excuse your self - say that you are sorry that you had to disturb the person and introduce your self.
Then say that you are there to show him your product and discribe the product features along with use cases. - Safety, robustness and easy to use.
If ther person buy - sell - thank you and ask if he can think of any of his freinds who would want to use the facility - get details and call - get him to introduce you to his neighbours.
If he doesn't want, give your contact details and tell him to call you if ever he needs one - some people do make decisions after some time. Ask for anyone else who he knows would benefit from it - get him to introduce you to his neighbours.
If he chases you out - Say sorry and leave a visiting card, contact behind - he will cool down and may be feel that you treated hm harsh and call you back -
Always remember - any sale you do - get that person to give you references of others who would want to get the same facility.
Most important - politeness - make him feel sorry for you - after all you are tiring your self by walking door to door ! |

I haven't done door-todoor since I was in my 20's but here's what we did. I had a box of cheap but nice looking steak knives and would knock the door and when it opened I shove the box at them and say, "Here, look this over and I'll be back", then run off.
When I went back, I say, "How did you like the gift" and roll on into my pitch. It usually got them laughing in a hurry. |

I do door to door prospecting, not sales, but perhaps you could try it. here is my script you can change it to fit your business:
Hi my name is _____ with _(company)____ and I'm just out getting to know people in the area today and checking on the awareness of our company. Do you have a minute to do a short survey? Have you heard of us? have you tried us? do you have a current sales person/consultant? IS THERE ANY REASON WHY I couldn't get your opinion of our product after a free consultation, demonstration, whatever)? Well I'd love to treat you, why don't I just take your name and phone number and we can set something up in future? Here is my card, keep that and when we get together you can use that for a $10 credit on any product in our line, how does that sound? (Nod and smile the whole time). Great, I'll give you a call (say the name of the person) tonight and we'll book a time. (Call within 24 hours) |

The only advise I can offer is - simply be yourself. Be very humble and don't try to over sale yourself v's the product. The way you look is also a factor, look approchable. Now days, if you knock on a door with a tie, the gig is up! So, wear business casual attire.
Try this phrase once they open the door - " Did I catch you at a bad time?" Normally they will say NO. If they say Yes, just give them some information on the product or service and go to the next door. Remember - there are a TON of doors out there!
