That's a pretty tough question. The realty industry as a whole advertises pretty heavily as it is, so the only way to truly answer your question effectively is with MUCH more information about your current situation, but I'll do my best and assume that your local ads aren't working, or at least, aren't providing the returns you're expecting. The following is a brief list of must-dos for both buying and selling houses. Anything more in-depth would require more information.
1) Know your market. Figure out how and where people that are interested in selling their houses congregate, and get your message delivered to those places, in-person if you have to. Generally speaking, the returns are higher the closer you can get your message to your customer. What kinds of things do people want to do before they buy or sell a house? Is selling the house the first item on someone's list when they decide to move? What motivates a move? Get closer to the customer by knowing where they go and what they do before they get ready to sell a house, and advertise there. You'll dollars will be more effective in smaller, more specific sectors than in larger ones.
2) The most cost-effective way to attract new business is often to keep customers happy and pleased by making sure they are taken care of above and beyond their expectations from the beginning of the sale to the end. The end of the sale is the most crucial because that's the last chance you have to leave an impression on your customer - it better be the best you've got. Keep your customers happy and they'll do a LOT of advertising for you and it won't cost you a single dime.
3 ) If you aren't already buying leads, and never have, give it a try.
