I need some with my creativity on making flyers. I work at a small real estate company and I just started working in the "marketing" department. There was nothing before. The stuff that I make could range from flyers for the agents to flyers for the company to flyers for each individual house. What I have made everyone love except for me. It just looks very plain. Does anyone know of a website that could give me some ideas. Thanks ahead of time |

A. Know your target audience
B. Do some research - look through Ads of magazines and newspaper and look for "keywords" that stick out or what those ads are highlighting and the placement of the copy and the image
C. Whatever your key message is, put it at the top right side of the page (this is where the eye goes first), because many times, people will look at an Ad for less than 10 seconds
D. Keep it simple, short, and put your main point in the clearest possible spot |

I came across a software called Smartdraw. I use it to make charts and stuff for presentations to my senior managers (I'm a design engineer), but it also has a few templates for real estate flyers and some brochures. It's something to start off from, but you can probably add some of the floor plans in there, which is another built-in function. (http://www.smartdraw.com/exp/rel/)
I think that if you were to use your budget the most effectively, I would just make a brochure that is more like a spec sheet for each house that has all the info that a buyer would want. You can put a whole bunch of these sheets into a little booklet and leave them inside the houses and distribute them to realtors. (Alternatively, you can just have the loose sheets and distribute those card stock folders to put them in. You can see which houses attract the most attention by seeing which sheets you have to reprint the most.) It kills two birds with one stone - you advertise this particular house while showing similar houses that they might want, hopefully keeping the business in YOUR business.
Also, if you can afford it, print it in COLOUR. It makes a huge difference. Include pictures of the place's best selling points. |

on the flyers, put pictures of the homes on there use borders and fancy writing for the more expensive ones. Used color ink that always add elegant touch. Don't be so hard on your self, if they like it then you are doing your job. |
