Find out which properties are let in the area that you cover. As your rates are already the cheapest draw up a leaflet advertising this. Make the leaflet tempting for both tenants and landlords so they can consider switching togethor, that way you can poach existing clients without them changing their living arrangements as their breakout clause approaches or their tenancy period comes to renewal. You could also go in on the angle of cutting their existing rates by x%. That way you are getting existing clients, as well as those on the move so to speak. |

Judging by what you state in your question your best course of action, in my opinion, is to promote your business on an endorsement basis. Since you have a good number of clients that are pleased with the service you offer it shouldn't be too difficult for you to ask them to give you their endorsement to use in promoting your business. By also offering your current clients the opportunity to get some free promotion of their properties it's an all-round win-win situation.

This is going to sound harsh but do you really think you should be in business if you don't have an idea how to target your market?
Are you doing any advertising at the moment? Who is your target market? Are you offering something of benefit to these land lords that other agencies are not? It is not just about price, so think of something that is going to make them take notice. |
