How much would it cost to rent a clothing store for? eg gap clothing store?

Real estate is all about location, and most clothing stores (certainly a Gap store) are located in malls or shopping centers.

As noted, rates often range from less than $1 per square foot per month, to $5 or more per square foot per month. Some rental arrangements may also include an additional component based on sales. (For example, a mall might lease space to a restaurant in the food court for $15,000 per month rent plus 5% of gross sales.)

In many rental arrangements, the stated rate is not the entire rent: there may be charges for "shared expenses" in a mall (security, etc.) and for a pro-rata share of utilities (electricity, etc.). In addition, many commercial leases contain clauses providing for annual rent increases.

Often, a landlord may also seek to charge for "improvements" needed, or may require that the tenant (store) pay for improvements like walls, electrical wiring, lighting, doors, etc.

In a business lease, everything is negotiable. Frequent incentives include free rent during some period, free improvements, and often a wide range of freebies or concessions.

One key issue is the duration of a lease. A landlord would always prefer a longer-term lease that includes generous rent increases each year. Some tenants prefer short-term leases, but most retail businesses recognize that changing their location could ruin the business, and thus seek long-term leases or guaranteed renewal provisions.

retail space depends on the area. I have seen it from .85 per sq ft to over $5.00 per sq ft.

The price per foot is the monthly rent payment. Some areas will also have CAM (common area maintenance) fees in addition.

There is a 1200 ft store for lease down the street. It is $4100 per month, plus $985 per month in CAM.

Don't forget utilities & insurance.

You don't rent the clothing store contents-and-all. You have to be authorized to advertise yourself as a "xxxx" store, including getting your merchandise from that supplier. Then you could rent a structure - building or spot in a shopping center/mall, get someone to put up the proper signage, and begin doing business. I don't know how long it would take to negotiate all the deals, but I'm guessing it would be several months, even a year or more. So, your request for someone to "answer quickly" indicates you have a propblem already.
If you're trying to present an image of being something you're not, you MIGHT be able to locate some unscrupulous business owner who might play along with your charade, but I doubt it.
