I have been doing consulting in the real estate field for a number of years and charge a hefty fee for the advice I give. I've taken fledgling real estate agents and have turned them into top producers. Not bragging, just want you to understand that I know what I'm talking about.
1. Offer food. I know it sounds crazy, but a free brunch or being able to say "refreshments will be served" will make a big difference in the turnout.
2. Send out post cards. Go to expresscopy.com and generate some postcards to mail to the neighborhood.
3. Offer door prizes (this isn't allowed in some areas, so you'll want to make sure before you actually do it).
Not to plug my own services or anything... but if you want more ideas -- I'm for hire. ;-) |

try and have the house aired - or at least have some kind of deodorant around the place.

Make sure there is no clutter! remove all the "little" stuff from house

Tidy yard, hire a gardener just for a one off time so the garden looks neat

Bake chocolate chip cookies! The smell can make or break a place in just a few seconds. But the smell of homemade cookies wafting through the place adds a wonderful homey touch. If that's not possible, light scented candles (Yankee candles are very powerful, and can permeate a large area, which can be found at Bed, Bath, & Beyond, Gottschalks, and other department stores.)
Also, your house may be decorated to your tastes, but try to consider a wide variety of people. Clear out as much "stuff" as you can. It doesn't matter that your stuff won't be there. They make instant judgements, and the more they can visual their "stuff," the more likely they'll be interested.
Clean everything! Particularly pay attention to the yard (ever heard of "curb appeal"?) and the kitchen! |
