Remember the four "P"'s of marketing. Place, Price, Product, and Promotion.

You have the place, I assume you have a good location (by the way, as a selling point for the transient market, 84% say that location plays a heavy factor in their decision to stay there).

Product - this is where you have come to find trouble. Remember the amenities that your particular property has. The question you want to answer is "why stay with me?" Is it because I have the best decorated and furnished rooms at the most reasonable price in my market? Is it because I have everything a business would ever want in referring their clients to me (WiFi access, comfortable work place in rooms [desk, chair, light], business center, complimentary faxing, complimentary copies, meeting facilities, banquet facilities/staff, high-tech AV equipment for meetings, a lounge?) All of these are enticing to businesses.

Secondly - I might also suggest that you join your local Chamber of Commerce. Networking is a vital tool to get people to buy into your business. At local chamber events, mixers and committee meetings - it's a great way to get your name out to the already established business owners and managers of your community.

Best of luck - list what you have to offer in a way that they can't refuse - and you'll win every time!

The combination of all 5Ps in Marketing is required to create a buzz.

You already have the
> Product (Hotel)
> What about your promotions? what are you going to shout?
> Process (should be as usual of any additional services)
> Channels ? This must be maximized, who are you sending it to.

Channel P is the most important. You may have the best product BUT if your distribution is lousy then no one will know about it.

For communication used the KISS strategy - keep it short and simple i.e. FREE, YES ITS REALLY FREE.........

Depends on what kind of buzz you are looking for.

Do you want to offer them conference facility or function rooms

Do you want to offer packages for the employees or reps when traveling.

Do you want to tell them what great facilities that you can offer their business.

Firstly as a when we receive letters from other business, we look at cost, what they are offering, we they are and the look of the facility.

You must I believe offer customers service first, remember a customers is always right, although we know they are not always, also remember that it is your business and you are the only person that knows your business, not the accountant or bank manager, this means you now what prices you need to charge for you facilities to make a profit.

One thing that you can do before you write your letter is to make a list of all the FEATURES of your hotel. Such as, meeting rooms, cocktail lounge, restaurant, pool etc. etc. But features are simply that, just features. What you now have to do is determine how the various features can be a BENEFIT to the customer and incorporate those benefits in your letter Such as there's no need to worry about food service as our top rated restaurant can supply your breakfact, snacks, and lunch right in your fully equipped meeting room. By doing that your restaurant becomes not only a feature to the customer, but a benefit to the customers because everything is being done for them

Creating 'buzz' needs more action than just a letter. What's happening at your hotel that would interest you to your customers? Do you offer meeting space? Is the motif interesting? Do you have a bar or restaurant? Who are your customers (businesses, tourists, locals)? And, who would you send this letter out to?

Depending on your set-up and who your customer are controls how and why you create 'buzz'. Consider that most 'letters' mailed directly out that are advertising get tossed. Some work, but I think the percentage that generate revenue is in the two to four range.

Buzz is generally created by word of mouth (that's why they call it buzz) or high visibility. What can you do to get your customers talking about you? Do you have space for art shows? Can you fully cater meetings of local businesses? Have you recently done a remodel & can invite local customers to an open house? Do most of your customers walk away with a good, positive experience? Is your hotel part of the stay or just the place that they sleep?

I think you get the picture. Brainstorm with your staff. Listen to customer concerns. Get feedback from other professionals in your area. Sponsor an event for a local charity. Do something cool to get in the papers. Re-vamp your marketing & advertising to focus on your core customers. Network with like-minded businesses and form partnerships that work for both of you (morning breakfast with the local bakery/free drinks at the local bar/sell tickets to the local theater/whatever works).

Write every idea down. Write every complaint down. Write every compliment down. Give a 5% discount (or something) to customers who complete a How Was Your Stay Survey. Keep everything on file & then work with your staff to put your best foot forward to be sure your customers have a great stay & come back. You might even consider sending 'thank you' cards out to regular customers with 5% discounts attached that they can keep or share with friends.
