Cost effective, and simple solutions are what I'm after. I would like my name to be a household one. And would love to know some good techniques from anyone who has been there, done that so to speak. A stupid slogan, but people remember it; "ZoomZoom". Simplify your message or make it a drastic "opposite" to catch attention, such as, "If I took your house away" with say a photo of you as a robber...with a reverse message of "but replaced it with the one you REALLY want as your home...." with you as an "angel" handing over the keys to a nicer home. Don't hand this project over to just someone creative you know who can do an "okay" job, your first impression is critical and people are surrounded with digital marketing and sleek ads, (my first inclination would be to approach a local tech or art school and say you'll pay the winning designer $500...you'll get the benefit of mass resources and some professional experience and it will be well worth the measily amount compared to a professional who will charge upwards of that..and you will have their competitive nature. Sell the class on YOUR mission most "graphics arts" programs should welcome this as a chance for their students to experience the "real world"---you may have to "sell" them too---- and it will cost you a fraction of having a professional who has forgotten most of this..).
Then, pick a SMALL, target audience say 2,000 surrounding your "hot zone" (in real estate you have unlimited access to lists of people meeting certain demographics) and repeat your same message, over and over. It's much better to use your marketing dollars to repeatedly touch a small target group than disperse your efforts on hitting a one time larger group which is easily missed or forgotten. Shop around for a local printer and fulfillment (mailing house), prices range DRASTICALLY but in today's market, they are HIGHLY competitive. Don't go in looking desperate and jumping on the first good deal. Be shrewd and be sure ALL costs are disclosed (some companies will come in with a lowball amount, then jack up the price with production/proof fees). It's quite possible that you could get 10,000 postcards printed and mailed to your market for the price of 2,000 at another.....(I know this because I do it everyday, as in shopping for printers/production and handling advertising for a very large company).
THANK your customers with a personal gift or handwritten note--they don't care about penmanship, only that it's not an automated font and IS from YOU meaning they meant enough to you to take 2 minutes to handwrite a note, and send gifts to people who refer others. It DOES mean something to them and they will remember you because of it and in the course of conversation, it's likely your name will come up if your customers feel a "connection" with you. Maybe you could even have something goofy like a keychain shaped like a set of handcuffs and a golden key with your name on it that you "hand over" the keys to their new house with. Heck! I think I could've just made $$$ off of that idea, and you had the pleasure of free advice and my "know it all" attitude......by the way, if it works let me know. My current boss (not the owner of the company) thinks I'm a retard whose "not paid to think" or do anything unless directed but I have increased business directly, more than 8x the "marketing team" that is paid salary 3x more than my hourly wage...but that's another story..... |

In your local area, go to any organization you can be a speaker at, like the Kiwanis, Lions, Chamber of Commerce, etc, and get to know the bankers, insurance agents, builders, and other people who will come in contact with potential buyers and sellers, but are not other realtors. Build friendships with the people you meet. These people will be a great source of leads.
Use the internet to your advantage. With every listing you do, no matter how cheap, take some time to do a good listing with photos and creative writing. Get your personal photo out there with each business card, each ad, each listing flyer, each promotional giveaway, and have a clean logo. Have your photo even on the listing for sale signs if you can spring it. Get giant car magnets with your photo, your logo, a brief message and your phone or a cool website.
Do trade shows, home builder shows, fairs, anything that gets you out in the public to meet people. Stop at any FSBO homes and give them a little flyer with your photo, the average increase in sales price on a home professionally sold, and the benefits of listing over trying to sell yourself. Have it link to your site, and offer a free comparative analysis on what you think their home is worth.
If you are with an agency, do whatever you have to to get your listings on color pages in the homes for sale books and ads.
Keep your buyers and sellers informed of new listings, hot buys, selling tips, industry trends, etc with an e-newsletter. There is a company called constantcontact.com that has really easy to use templates for professionally done full color with photo newsletters. Also, be available for the buyers and sellers, and keep in contact with them AFTER the sale to garner referrals. Send them anniversary cards on the 1st anniversary in their new place, and put a couple of your business cards in there.
I don't sell real estate, but have sold other things professionally, like advertising, and its really the same system. Keep in mind that these people need to trust you, count on you, and if you can help them with the biggest purchase of their lives, and stay on their good side, you have a great future with referrals.
One thing I was amazed with during the buying and selling of our homes, is that we never got a thank you card. I liked the realtor, he did a good job, but I have recieved thank you cards for buying a $129 vacuum, for donating $20 to the Humane Society, but not for the $15k commission he made on us. Other than that, alot of what I am saying here is what I have seen in the really successful realtors in our area.
Best wishes for your career. If i can say one more thing, have a really easy to remember web address, even if its just to link to the MLS. Have that on everything you do. Simple, like www.isellmorehomes.com or bayareahomes.com or whatever.
Other than that, follow through quickly, answer phones, work your butt off for a few years, and then you may be like "The Real Estate King" in the movie "American Beauty".
Oh,yeah, when you sell a house, have a nice metal $20 keychain engraved with the house number on it, and just the words, "Enjoy your home, (your first) name". Then every time they go into their house, they will be reminded of you. Way better than those crappy plastic number one keychains. This is personal, shows you appreciate them, and its a keeper item. |

Why would you possibly want to be not be able to walk down the street without people bothering you. It's insane to want fame. Heavy advertising on the web:
- Make it memorable. Take the LowerMyBills ads for example. Brilliant! Silhouettes of dancing cowboys that are strangely distracting and magnetic. And they get stuck in your head so easily they've been the subject of many newspaper articles and studies. If you're really just going for getting your name out there, regardless of the way you're seen, the more obnoxious the better. And make it totally unrelated to what you're selling or pushing.
- Put the ads on popular sites. MySpace, Facebook, real estate websites.

If you're desperate:
- Commit a crime that stands out. Hence, try to kill Paris Hilton or somebody. Don't rob any old gas station. Try to hold up a police station. I guarantee you this will get your name out there and surprisingly and worringly, people out there will contact you and enroll your services.
- Calmly go about your daily routine wearing something unusual - say, a swan costume or your birthday suit. Or your birthday suit with a sign advertising what you're selling being the only thing you wear.

Traditional, boring way:
- Make a name for yourself by selling what you're selling
- It may take years, but build trust and a good name for yourself. Let word of mouth be your additional and effective advertising.
- Are you selling houses? Go to lots of open houses and leave your card there and hang around to meet prospective clients. Be warm and friendly in a sincere way, not the usual, "I'm looking for clients. How are you, you old biddy? Forced smile and all that hand-shaking."
Household name, eh? A nationwide household name, or a local one? Household is tricky. If that's really your goal, I recommend following Plan #1 & #2 together. Do the heavy advertising on the web for a while, then do the weird crime or birthday suit thing. Remember, something big and major enough to land you on 60 minutes, ABC, CNN, Nancy Grace, or Springer. Get the talk show offers pouring in. That'll make you a household name, at least temporarily.
