RITA G | My realtor is not advertising my house in the local papers ,can I get out of the contract.? |
the realtor is a friend of mine, wrong move !
She is not well enough to show my house for an open house and although I feal badly for her she is not doing her job and never should have taken the listing . My contract started in May and will end in Oct. I feel I have lost valuble time with no representation except for the internet. |

Stick it out till Oct. then make another contract, this time with agreed specifics as to what you want to see.
If she wont meet them, broken contract, move on. |

Your friend shouldn't still be a realtor if she has health problems & can't show your home. I guess you're locked into a contract for now. If your home is in the MLS listings, other realtors will show your home to their interested home buyers. Good luck!!! |

you are listed!commision on sale to broker may be 4% agent selling 1 .5 %and agent listing 1.5% 7% total? the contract called for listing ,showing etc

The house probably is on the Multilist service. Not all houses get listed in the newspaper - that costs a lot of money. You could ask her boss for help from another agent |

If she is your friend, she should understand if you explain to her that you need to sell your house and while you hate to see her in poor health, you cannot afford to not have a full service campaign.
If the nice approach doesn't work (I would question how much of a friend she truly is) then speak to her broker and let her know that you are not getting full service. The broker will most likely help you remedy the situation by getting you the services you need from another agent in the office or letting you cancel the listing agreement. |

if there is a section if you are not satisfied with work then you can get out... If not probably not.... I would try doing other things... place an ad yourself... and when they call you can show, tell about your place etc.. but at the time of sale have them call your friend... |

Most contracts have a cancellation clause. Some require that you be responsible to pay the commission should you sell the house within a certain amount of time following cancellation (30-60 dyas). I suggest you go and speak with the Broker your friend works for. It might be possible to assign someone else to handle the sale and still let your friend get something. And if she is a true friend, you'll want to help her in this difficult time. At the end of the day the goal is to get your house sold.
And just as an aside, newspaper ads very rarely produce sales. They are, in all candor, for the sellers to make them feel good. The Internet is far and away the Number One place to advertise. The National Association of Realtors reports that people shop for houses on the Internet at least 9 months ahead of their planned move and that over 88% of people looking for a new house look on the Internet.
And in the , oh by the way category, if you are not a real estate professional, how would you know if your friend is doing her job ot not. Just because your house hasn't sold doesn't necessarily mean it is your agent's fault. It could be your fault. Too much furniture, bad paint colors, deferred maintenance and the list goes on. Consider hiring a Stging Professional to evaluate your house. It will cost only a few hundred dollars and it will always be less than a price reduction.
