Adwords and Overture are by far the best ways to promote yourself online. I am a Realtor as well, and my sites are responsible for 100K+ of income every year. I use Adwords almost exclusively, and it costs me about 5K/year in click costs...so you do the math. I am pretty sure most of us would give away $5 to get $100 back.

Both systems offer a way to track every click-through, so you can see exactly how many conversions you're getting, and you can set budgets so you won't break the bank.

That said, you can lose your shirt if you don't know what you're doing. Perry Marshall is the recognized Adwords guru and he offers a free five day course to get you started. You can get it here:

Some of the things to consider;

1. Have an updated website, with fresh content that is easy to use.
2. Have the website optimised for the local area.
3. Consider pay per click advertising on Google, Yahoo and MSN, all these can be set to focus on the geographical area you request.
4. Collect email data through your website. To do this you must provide an email update or a document that your visitors will be happy to exchange an email address for.
5. List your website with national industry directories online.
6. List your website with local directories online.

Then track the results and see what works and what doesn't.

I think the first thing that you need to figure out is whether or not online advertising works for Realtors. Sure, people do a ton of house-hunting online, but is that where they go to find a realtor?

Definitely talk to other realtors before investing in online advertising. As a realtor, you probably work for a realty company like Remax or something. It may be best to concentrate your online efforts around some of their assets.

My wife and I recently bought a home, and we chose our realtor because of a direct-mail piece to our apartment building and a free seminar on homebuying that he did. It was a good, low-risk way to meet a realtor and become less overwhelmed by the homebuying process.

We then recommended him to some friends of ours, who are now using the same realtor for their new home.

Remember: Nothing generates new business like existing business. Leverage what you've got. Your money that you have to throw into online ads in a very cluttered environment may be better spent throwing an open house for past clients, or sending out CMAs to past clients along with a newsletter.

When someone wants to buy a house, the first thing that they do is go talk to someone they know who has just bought a house.

I would have your own Website with your company name to where you can update and change it the way you wish.

All the search engines have place you can add ads for free yahoo, msn, and so on but it gets to be a big job listing properties thru all these engines...

If you advertise thru a local paper you could see about them adding a link to your website on there website...

don't use google adwords apparently there loads of fraud going on.

Book: "Marketing Without Money". Check your local library. There are some informative and thought-provolking ways to market without a heavy drain on the advertising budget. Pardon the pun but I love "checking out" library books.
