Have you looked into Tax Lien Investing? You can find a lot of information on the Internet. To get started, just open the Google search page and type in this topic. Before long, you'll be able to join some free mailing lists, which will provide you with a wealth of information.
When you buy a tax lien, you are buying the government's right to:
(a) receive delinquent taxes, plus a penalty that could be as much as 50%, or
(b) assume ownership of the property if the taxpayer doesn't pay you within the redemption period (anywhere from 3 months to 2 years).
As you can see, your investment is secured by your right to assume ownership and sell the house in the event of non-payment.
The major pitfall of a Tax Lien Investor is buying tax liens on property he hasn't seen; buying liens on swamplands, for example. Thus, this field does require some advance research. |
