Ok, so i am kind of in a bind. I have to move out by the end of the month (roommate problems). I have high amounts on my credit cards, which I am trying to bring down. My credit is between 577 and 590. I have been living at this apartment for 7 months, and before that lived in the dorms for 9months. I am almost 21years old. I also have 2 paid off collections from december 2005. I don't really know who will co-sign, and I don't have another place to go. What do you think about this? Your credit score is adequate; it isn't outstanding, obviously, but it won't keep you from moving into a rental.
Do you have any income right now? You'll have trouble finding a place if you don't.
EDIT: ok, you can figure that the place you move into will want you to make 2.5 X the rent, gross. So, $2,300 will typically get you into a place that is $920/month.
Credit scores can go a lot lower than 577.
Since you mentioned your jurisdiction, I presume that you're looking for something in Seattle, but you also sound a bit desperate---so maybe you're considering elsewhere? Landlord/Tenant laws vary by state; so also know that there are states where a landlord can't legally refuse to rent to you if you have sufficient income and do not have any evictions on your record (e.g. California). I have a client who is the H.R. person for the county's sheriff's office out here (Cali), and just went through a heckuva time rejecting a prospective tenant upon discovering that he is a known sexual offender. Obviously, she didn't want him with 10 miles of her rental, but she couldn't legally reject him, even with that kind of criminal history (incidentally, we figured out a way for her to get around it, but she would have had to take him, had circumstances been different.)
But I digress. You don't need a co-signer. You don't need a great credit score. You need a steady stream of income, and you need to not have any evictions on your record. |

when you find an appartment. Be honest witht he landlord. Explain your situation. Alot of people never pay off collections. So that's a "feather in your hat". Just make sure the landlord understands one thing. "no matter what....my rent payment comes FIRST!! good luck |

Hey! I live in Tacoma! Roomate problems? I've had them too! I got kicked out when my 3 roomates got really religious. They didn't want me there because I wasn't "converting."
Anyway, I think the main thing is proof of employment and no eviction history.

its very hard unless you find some one who is a private owner.Usually private owners are much rasier going then cooperate.BAd credit with a large cooperate complex will be tough, Find someone you can work with that can work with you aon a personal level. Be up fron and honest about your bad credit, but be ready to prove income and good references. That should over ride the bad credit. |

Craigslist is the way to go. Look for an apartment by owner, because you won't need a credit check for that--or try to rent a room through a roommate who has a lease in his/her name. In the meantime, try to get that credit up to par! That **** will follow you for life. |

But you can always try a Studio or Bachelor pad (which don't require much) and just live tight for a few months till you get things straigthened out. |

Not all apartment leasing office do a credit check. When I needed an apartment, I called everyone the places I liked, and just asked them if they did a credit check, and few places told me that they do a "residence" check, and a criminal background check. A residence check is to check if I have never been evicted in the last 6 yrs. And everything came out normal. They did ask me for my tax returns from the previous year, and a current paycheck information. Not all apartments are created equal, if they dont do credit checks its usually low to middle income families living there, but the apartment I got, is safe, gated, with a gym, pool, garage, etc.... |
