To be Honest, In this market with all the Guideline changes it is a middle of the road score. That does not mean that you will not get a mortgage just that there may be restrictions to how much you can borrower. Then best thing you can do is get pre qualified by your bank.

The Grit
Your credit score isn't the only thing they look at. Mine is in the mid 700s, but I still have high balances on two of my credit lines/cards. I probably could get a mortgage right now, but I may not get a very good rate or term. In fact, I tried to get a loan a few months ago to consolidate my debt, and I was rejected.

Look into your credit report and find out what else you can do to improve your score and your credit itself. It's best to do a lot of research before jumping in.

Absolutely Don. But there are other things that a lender will look at such as income, how much other debt that you have and job history. What you might want to do is call a good loan officer and have them see what they can do for you. It can't hurt and even if they cannot, a good one can tell you what to do to get one the right path.
I work in the mortgage industry but on the title end so I do not do loans. I know of some honest loan officers who I would trust my own loans to. I don't want to list his name online but if you would like a referral, shoot me an email.

You have a score with each of the 'Big 3' credit bureaus. If your median score (middle score) is 620 or higher, go for it! If not, there are many ways to get your score up. You can find out more in my forum at www.creditjusticeservices.com/cjsforum/

Yes, you can get a mortgage loan with a mid score of 630 and above. My advice...

1. Ensure that you can consistently pay your mortgage at the end of each month. Defaulting on a mortgage will ruin your credit for a long time.

2. When you calculate your mortgage include insurance, taxes, HOA fees, etc to make sure you can cover the entire mortgage.

3. Make sure you save some money for a rainy day. Any homeowner will tell that ....things come up.

According to FICO rates, a credit score of 620 - 659 should get you a rate of approximately 7.2%.
