Know It All
Do think I'd be able to buy a house?
I'm 25, and I earn £39,000 (before deductions).

I have one credit card (the balance is currently 0).

I have no loans (apart from student loand which I don't think counts anyway.)

Do you think I'd be able to get a decent mortage tobe able to buy a house on my own?

If you have got a deposit of at least 5% then yes. Thay generally allow a mortgage of 2 and a half times your salary.

Genuine Person!
you would prob get a mortgage up to about 100k with a decent deposit, go to moneysupermarket.com and enter your details. it will search loads of mortgagers for you.

It certainly sounds all good. Although with the current climate the way it is lenders are a bit more cautious than before and are mostly lending to people who are considered "good risks". On what you've told us it does sound as if you are a low risk. Lenders are also asking for higher deposits too, and you would need at the very least a 5% deposit, I think 100% morgtages may be still available but are few and far between at the moment. Lenders normally calculate mortgages at 3 x your salary if buying alone or 2 and a half if you are buying with another person. So if your buying alone you should be able to get a mortgage of £117,000. Good Luck and happy househunting!!

i'd stay with your current situation and get your student loans paid off. why would you want to struggle with having to make your house payments and your student loan payments monthly? not to mention, all the responsibilities that go into a house; the start up, the repairs, etc. etc. and electric will be higher generally too.

student loans do count because they're something you owe. you're in a prime position to get out of debt. make it a goal to put every cent you can towards student loans so by the time you're 30 you're debt free and have some money in savings.

so don't think that student loans don't count. they are money that you owe. having to pay a house payment and a loan payment is a lot to juggle, even with the salary you make.

but if you decide to go ahead with it i don't see how you wouldn't be able to get a house. it looks like you're off to a good start. i'd just get those loans paid off.

bad time for getting a mortgage now as a lot of banks are withdrawing certain types of mortgage. you will need a deposit of around 5-10%. maybe you could try and go in with someone else. or try your local council, a lot of them do a scheme called keywise were you part buy/rent the property buying it in 25% increments, if you have trouble with the payments they let you just rent it until you can afford to get back on your feet again no reposessions, good luck.

Yeah you should be able to get a mortgage but you will have to have a big deposit, as the credit crunch is hitting everyone nearly all banks and building societies are looking for 15% minimum deposits, some are even looking for more, and also lots of lenders are closing applications from new customers

Yes you'd definitely be able to buy a house.

Depends how much houses are where you want to buy one though.

catherine
absolutely. You'll probably be able to raise £150k without difficulty. You may get more if you can get someone to stand guarantor for you which will widen your choice of property. Choose a long repayment period to keep payments lower if you can and check out the offset mortgages which combine with savings and current accounts. As your salary goes up you'll knock years off the term of the mortgage without even trying.

hell yeah, i'm on way less than you and ive got one

You should be able to borrow up to £136,500 quite easily (3.5 times your salary) although you would have to put down at least 5% deposit as most lenders have scrapped 100% mortgages. Some lenders will lend more but your LTV would have to be lower than 95%. Obviously this figure is before you subtract any unsecured debt like loans etc.

leambi
Do you have a deposit of at least 10%, then you should be able to get a mortgage, speak to an independent mortgage broker as they will be able to search a panel of lenders for the best deals available to you, they will also be able to give you an idea about how much of a mortgage you can get so you know what price range to look at when looking for houses.

YES YOU SHOULD BE ABLE TO GET A LOAN, BUT WHY NOT GET YOUR STUDENT LOANS PAID FIRST. SAVE FOR A LARGE DOWN PAYMENT. BE SURE AND ONLY GET A 15YR. FIXED LOAN AND A PAYMENT NO MORE THAN 25% OF YOUR TAKE HOME PAY.
