With minimum wage you can qualify for a small loan amount of 100k. Shoot my friend an email and he can also go over down payment assistance programs and such to get you the best rate so you can make your payments comfortably. mike@afbankloans. com

685 is good but what you should be asking yourself is do I have 20% down? Can I afford the loan plus insurance and taxes? A home loan should never be more than 25% of your income on a 15 year FIXED loan... That would come to about 850 plus taxes and insurance so say 1050 a month would be my quesstament depending on where you live and how high the taxes and insurance are. I am an agent in FL and that would be about right for here. If you buy your home with out a down payment and no money in the bank, on anything less than a 15 year you new home will end up becoming a curse. I know it is not popular today but if you do these thing you will never have financial problems with your home and you can live in financial peace... p.s. paying off your house quickly is the fastest way to become a millionair. |

Decide on what you can really afford Before buying the house, do a monthly budget. It is critical that you know your finances in-and-out, only then can you truly know how much home you can afford. The general rule of thumb is that you should-->purchase a home that is about 2.5 times your annual salary. But use our extensive online mortgage calculators to better understand your affordability. Learn how your income, expenses, and debts can affect what you can afford. |

Scores are over rated. Creditors look at a lot of other things as well when deciding to make a loan. |

They take more then the FICO score into consideration. They also take income and other debts into consideration. |

The most important thing is the loan vs. your house value (LTV ratio). In current market environment where most markets are depressed if not heading lower, it is very tough to get a loan if your LTV exceeds 80%.
685 is pretty good, although 730-750 above is considered excellent. |

If you have a bad credit history still the loan market place is full of lenders who are ever willing to offer you a fresh loan. But you should be meeting some conditions laid down by the lenders. Loans for bad credit people are in fact easier to get then they were ever before, thanks mainly to cut-throat competition amongst the lenders. Lenders are giving loans to the bad credit people who have late payments, payment defaults, arrears, county court judgments or any credit problems. These loans are available for any purpose like home improvements, purchasing a new or used car of your choice, for wedding and holiday tour, debt consolidation or for paying child’s tuition fees.
Every lender in approving loans surely likes to see if the bad credit borrower has sufficient capacity to repay the loan in timely manner. If the borrower earns well, has regular bank balance, has been an employee for some years and has a convincing loan repayment plan in place, then the lenders do not usually hesitate much. So ensure that you have adequate repaying capacity before applying for a loan. Also, you should first check your credit report for any errors. If your credit score is too low then you would be charged a very high rate of interest. So it is advisable to first pay off some easy debts to improved credit score and then you should apply for loan at better rates.
