Filed Ch 7 Bankruptcy- How long till I can buy a house a a decent interest rate?
My Ch 7 Bankruptcy was discharged in late November 07. how long till my credit is decent enough to purchase a house at a decent interest rate? assuming all bills are paid on time from here on out...????

I know the Bankruptcy stays on my credit for 10 years but I was told some people can buy houses / cars etc within 6-12 months.... is this true?

In about 2 years. I filed Chapter 7 & 2 years later I had a brandnew home built with an FHA loan @ 5.85%. If you do the FHA loan it's all according to what THEIR rate is at the time. I believe you can only get an FHA if you're a 1st time home buyer. You can actually start the proces a little earlier than 2 years, you'll just have to make sure that the closing date will be after 2 year since the bankruptcy was actually finalized. (Keep all your paperwork) Get a good realtor & explain the situation.

Like you said, just make sure you pay your bills on time. A word of advice through experience... Make sure you change your mindset on the way you spend and view money. Chapter 7 will erase your debt, but you have to make an effort to change your mind set. After you've re-built your credit, don't go out and get any more credit. I made the mistake of financing all my furniture once I got my new house... New house + new start + same mindset = Same place you were before.

I bought mine 3-years after my BK put no money down and got a 30-yr fixed rate of 6.5%.

As far as a car goes, you will be flooded with opportunities as soon as your BK discharges, there are several lenders out there that have very good bankruptcy programs.

It is my understanding that as long as during your bankruptcy 'black mark on the credit report' time you keep your bill payed on time and begin to repair your credit after the bankruptcy is discharged you should have a better rating. Make sure the 3 national reporting centers have discharged your bankruptcy from your records (they can be slow in updating your records or may not at all unless you bring the update to their attention). Even just one of them not releasing the bankruptcy will still mess you up. Continue paying everything on time and I think you should be eligible for decent interest rates if not now---soon. Just need to get that credit score up a little if it is low. Just be careful not to get yourself in trouble again trying to repair and up your credit score. That happens so often.

What with the mortgage meltdown going on, unless you have at least 20% for down payment or you qualify for a VA or FHA loan, your chances are a lot lower with that Chpt 7 on your report.
As to the interest rate you will pay, expect it to be high.
Sorry to say, it may be a while.

Well right now your gonna have to wait until the houseing cruch blows over good luck with that. You can probably get a car loan with a crazy rate though. It also depends on how much money you make if you cant afford it you cant afford it bottom line. As a loan officer my advice to you is a get a credit card asap 1 or 2 only with small limits so you cant go spend crazy use them for gas and small stuff and pay every month on time for 1 to 2 years after that your score will go up. Another thing you want to do is get a credit report make sure all collection companies have been notified of the BK.

Normally 2-3 years. You'll be getting applications in mail 1-2 years for credit cards. Get at least two and pay them off as soon get the bill. This will speed up the process of being eligible for your home that much sooner.

Usually it's about 2 years before you can get a mortgage. I can't say whether it's a good rate at that point though.
