Finding a home loan when my credit is bad, where can I turn???
My credit is bad because last year my husband became ill with liver cancer. We have been trying to get back on our feet. we can afford a mortgage but no one will give us one because of our credit. The house we are living in was damaged by a flood. we live in the state of Kansas.
Does anyone know of a legal lending company that would be willing to help? we are trying to get a loan for $55,000. for the house we found.

Don't lose hope if you're looking to buy a home. There are so many different ways to fund a home now, just about anyone with any kind of credit can get into a home, regardless of credit situation.

Of course, some will cost you more money in the long run, but a home it's still one of the best investments that you can make, so, in many cases, it's worth it, especially for the first year of ownership.

You should shop around, and ask different lenders what kind of programs they have, and if they can help. Try to find a lender that specializes in bad credit mortgages. You can find some bad credit mortgage lenders listed on this page on and off:

FHA is a government program designed to help people with questionable credit get back on their feet. You are required to put 3% down on the house, but FHA allows up to 6% cash across the table from the seller to the buyer, and unlike conventional mortgages the down payment can come from anywhere (it can come from your church, employer, mom and dad, but with conventional it must come from you).

It will be very difficult right now to get a mortgage with bad credit. The mortgage industry is in turmoil due to a record number of foreclosures. This is mostly due to mortgage companies lending to consumers with questionable abliltiy to pay.

Go to E-Loan or Lending Tree and apply there. Go to your local Credit Union. A regular home town bank is not going to give you a loan. They are too small and won't take the risk.
If not go to google and look up Mortgage for Bad Credit.
Don't let anyone sell you a mortgage with variable rates or interest first.
You want a FIXED Rate, Fixed Term mortgage and that's it.
Mortgages are secured by the real estate. Someone will give you a loan because if you default they will take your house and get their money back.

There are programs available through most lending institutions but it might be better to just rent until you have cleared up your bad credit.

I think the best source of information are your friends and government community groups designed to help people in difficult circumstances.

You can also search for mortgage brokers who deal in the bad credit arena. I know that in Australia there is a website http://www.badcreditmortgage.com.au that provides information and advice for people looking for a bad credit mortgage.

I'm sure there are similar services available in Australia

I don't have any good news. Esp in today's lending climate it would be tough to get a loan. 55K is a small loan by real estate standards. And credit score is very important. You income is also very important and the amount of money you have that is saved (reserves).
