make them sign a waiver with their info for a financial check. businesses require that of people all the time before renting, buying, or selling stuff to them. call a free legal advice place and see how to go about doing this. it should be fairly simple and the people who want to rent the place should be willing and prepared to prove their solvency. you can't buy a car or get a credit card without a credit check and apartments won't rent to you either. you are well within your rights to demand this condition. |

It sounds like you are the property owner. Is that correct? You do have the right to ask for a credit history before renting in most if not all states but getting this kind of information comes with certain responsibilities and you can be held liable for its misuse if you are not careful and it falls into the wrong hands. The best way to do this is to rent your properties through an established real estate agency. You can have the tenants pay all or a part of their fee and they will have the systems in place to accomplish this for you. They will let you see the information but if you never take possession of the information then the liability will remain with the agency. Much safer I think, and more efficient for you. |

A person is eligible to obtain his/her own credit report atleast once a year. Besides this there are certain companies over the net that provide free credit report (Dont know how true that is). Well but in other words you can ask them to submit their latest updated credit report and it will have each and every details you want. |

Lots of apartments do that also. You should call one of them to see if they will give you the info you need. Or if not you could, tell the tenant that with their permission you would like to run a credit report. If they say no then theres your answer, if they say yes ask if there is anything you should know about. If they tell you bad stuff dont rent to them if they say no then thumbs up without ever having to run a report at all. It may not be completly accurate but it wouldnt be illegal and your chances of getting better renters may increase. Good luck. Also ask a realtor company that handles rentals. |
