Additional Details
I do not have bad credit just no credit!!! I do not have a cosigner available and I do not have a mortgage(remember NO credit).
My mom is financing a house for me but since she is not going to live in it I have to have the downpayment. This just got sprung on me when my lease is up at the end of April so suddenly I have to have this money. Any ideas anyone?

If you are using a direct lender or a bank they are very limited. Check with your local better business bureau on Mortgage Brokers. Then call some of the Mortgage Brokers in your area and ask these two questions:
1. Do you handle FHA Loans?
2. Do you have a program for 100% non owner occupied?
You only want to use a broker who can answer yes to both of these questions. Between one or the other of these programs you should be able to purchase the home without any out of pocket money.
There is also a lender who will give you that loan if you have no score whatsoever.

Limited is possible; bad is not. Do be careful; there are a lot of scam artists out there asking for money up front for a guaranteed loan with a low interest rate; and they take the money and run, preying on those with little or bad credit; Check with the BBB before signing or sending any money |

your best bet is to get the money from plastic.banks would not loan you that much without collateral,however if your parents would co-sign and they have good credit then thats the way to go.if you have a credit card ; plastic, make sure its a low interest rate or no interest for 12 months or longer |

I think it is possible if you go for a cosigner. You try to do some search on yahoo or google to find out some who will lend it.

typically you cannot get a down payment on loan. This is usually frowned on on by a mortgage lender. If you can wait and save what you can till you get 4k or more, that would be best. There will always be a house to buy, even if you cannot afford this one right now. |

Most likely not. I deal with loans everyday and the main collateral on any loan is your credit! Without any the risk on default is too high....Sorry you will probably need a cosigner and then their credit will get the loan. |
