I can tell you from experience that no lender or gov't office will loan you money for a house if you have bad credit. Not even Habitat for Humanity.
A good option is to look for a double wide where the owner is selling and will finance it himself. The bad: they lose value. The good: you can resell it after a few years and get some of your money back to use on a stick house. In the mean time, rebuild that credit!
Another option is rent to own. |

yes alot of real estate offices give you the option if you had bad credit to either give a larger amount of a down payment or your mortgage would have a high interest rate

Find a bank that does manual underwriting. It's the way home loans where written before all the fico score worship. They look at the person not the fico score.
Back when manual underwriting was the norm. Bankruptcy and debt was almost unheard of. Now with fico score lending. Bankruptcy and debt is out of control.

Your best bet, though, is to fix up your credit and show your future lender that you are trying to do better than your credit score suggests. |

I'm not sure if you can get a house without credit or bad credit, especially at this time where getting a loan is really hard. Banks are being picky right now, they really want you to show them that you are eligible and can pay back.
I know this because I went with my brother last week just to see some open houses. And even just for making the appointments, the real estate agents asked my brother about his job, salary, and his assets to screen if he's worth the time. But I guess it really depends on the price range and what area you're looking to buy a house. My brother and I were house hunting in Boston area, so maybe that's why they were picky.
But maybe you have a shot if you have a really good job? Show the banks that you have enough assets and see if they can be collateral.
I also have some friends that have no credit and bought a house/condo. But they paid with cash in the front :-| |

Yes it is possible to get into a house with bad/no credit. Remember where there is will there's a way. One option could be a lease purchase that in a nut shell is simply leasing a house with the option to purchase at a predetermined future time with a portion (the more the better) going towards the home's price. Normally during the lease period you would establish or correct your credit so to be able to finance the remaining balance. Also, don't only look to banks for money. They're not the only lenders in the business. Look at private lenders, hard money(high rates and points/not long term) etc. Find several options and use a combo of a few of them. Just get creative and put your thinking cap on. |
