How do I report tenant who defaulted on lease?
My wife and I lease out our first home to suppliment our retirement income. A tenant moved out with no notice several months before the lease expired and has ignored our letters to them. How do I report them for defaulting on the lease so it shows up on thier credit reports?

that is just bad karma dude; why even bother???

you can go through small clams court to recover your money but it isn't even worth it - suggest you screen your new tenants a littel better next time

Call Trans Union @ 1-877-322-8228 and ask how much it would cost to put it on the tenants file. If the fee is not to much and you have his forwarding address, write a letter and advise him that unless the said amount is not rec'd within 10 days, you will report it to the credit bureau and will stay on file for 7 years. Send 1 regular 1 certified and keep a copy.

I would first off report them to the better business bureau if you can. Then I would get an attorney. First have the attorney send them a letter and go from there. Your attorney will tell you what you need to do. If you can't afford an attorney, there should be a legal department in your city or town that has free advice.

You have to go to court and file a breach of contract (broken rental agreement) notion and then the courts will serve the tenants and you will have a court case. The courts will then proceed with the judgement which goes on the credit report.

I have also heard that you can contract the credit reporting agencies (Equifax, Trans Union, and Experian) and if you have the required paperwork, they will add it to the report. You should contact them for their exact procedure. Good Luck.

I think you will find that despite having a lease the tenant can leave without completing the lease term and not be in breach of lease. In addition under the data protection act you would be unable to disclose any information about your leasee.
