if you are a first time home buyer than the most important thing the banks will look after is your past record for the payment of the rent of your house.....they like to see that you have been paying the rent regularly on time...this will be verified either by the cancelled cheque or through your bank statements or by a statement if any by your landlord. Now the question is why do you have a bad credit? and have you been on time on your house rent payment...If yes then getting the loan for a new house should be fairly easy...and if you have a FICO score more than 500 then you have much better chances to get the loan....

find an anxious seller who is willing to carry the mortgage themselves. many times they don't care or understand the need to check someones credit. you may actually get a bargain as well. they assume that if you don't pay they can and will take the house back. |

I have a lot on my credit report too... Buy from someone you know. Do a lease to own option (then you can show the owner you are stable). While you are renting to own, pay some on your debt. Some of the stuff on your credit won't affect you buying a house. Don't run your credit (this makes your score drop everytime). I'm interested in your best answer pick. Hope it gives me a better answer/suggestion too. I have 4 kids and live in a two bedroom townhome. We are leasing to own. Once we pay it off, if our credit is still bad we can rent it out, or sell it for down payment...In America $$$talks. right? |

I don't know but if you find out let us know..we recently had to file bankrupcy due to our debt..and now we don't have any credit to work with. I think there should be more programs out there for people like us who are working hard and trying to have something. Its like we are being punished because we weren't born rich or made a few mistakes early on. Good Luck |
