I take it you meant £180,000 ?
Doubtfull then unless the house is being sold well below current value and you can convince your lender that you have bought it, done it up and it's now worth more.
Otherwise forget it and go find something you can actually afford. |

If youve had bad credit in the past you may not get a 125% mortgage. If you are lucky enough to you will probs pay a really high interest rate. |

Can you get a 125% mortgage? I've got a 100% one and I thought that was the max up could get.
Even if you have a poor credit history, there will be a company that will help, but I assume that they will charge a higher interest rate. It might be an idea to look on the Internet for companies or an independant mortgage advisor, who will have access to most of the companies and be able to offer advice. I found mine working at the estate agents where I bought my house! |

you wont get a 125% mortgage if u have had recent credit problems and be very wary of going to lenders and or brokers who are offering to lend u up to 100% of the equity of your property the rates will be sky high and they will keep climbing and if u miss a payment u will know all about it! and if the property is only £172000 why do u need £180000 live within ure means matey

Alot depends on how long ago your credit problems were, if it was over the last few years, then that may be a problem. I do know of a scheme coming soon that will do 100% with some credit problems. I specialise in this kind of thing, so if you need any help feel free to contact me. |

Northern Rock, with their Together range of mortgages, lend up to 125% the value of a property, with 95% in the form of a secured loan and the remaining 30% in the form of an unsecured loan at the same interest rate as the mortgage. This means that effectively, you are not in negative equity. However, I don't know what their policy is in terms of lending to people with a bad credit rating.
You might want to consult with an Independent Mortgage Broker, who will be able to advise you on this product and/or other products which may be suitable given your circumstances. Most Mortgage Brokers earn their money in the form of commission from the lender, but you will be told this at the begining. |
