Credit and money are 2 things you will need to get a home with a decent payment. First, you should pull your credit from all three credit bureaus (Equifax, Transunion and Experian) and look to see what it is that is making your credit scores low. Then work on paying off whatever bills that is making your credit suffer so your scores can get higher. It may take 30-90 days to boost your scores, but just pay things off, don't close any good accounts. Next start cutting back on your spending and start saving up some money for a downpayment, closing costs and any other expenses. If you have a nest egg saved, the process is much easier.Then contact a loan officer to get you pre-approved and after they get you preapproved, call a Real Estate agent to assist you with selecting a nice home.

This is the biggest purchase of your life so PLEASE do your own research first before you just jump put their blindly trying to buy a home. Go to google.com or yahoo.com and type in home buying process. Also to to fanniemae.com and check out some of the info on there. If you don't educate yourself first on the home buying process and how important your credit is, you will get burnt and end up stuck with a bad payment, a bad interest rate and/or a bad home. Then whoever burnt you will end up laughing at you all the way to the bank.

Get pre-approved for a mortgage BEFORE you find the house of your dreams. Then you are limited in "what if" scenarios.

Look at your budget and determine what you feel you can afford and then buy an even less expensive house. Keep you credit balances below 50%-no need to pay them off. Do not close them either. MAke sure to get on a good loan program that will not adjust rapidly and soon. Shop around. Banks are not always the best deal. Get many qutoes. Any further questions let me know.

You will need to give more information about your situation. Who told you that you have "not so good credit?" Do you think that or did your loan officer tell you that? If your credit was really that bad then you wouldn't be approved to by a house. If you have to put some money down, that's not necessarily a bad thing. The biggest mistake that you could make is biting off more than you can chew. Make sure that when you are looking at your housing budget you include: mortgage payment, insurance, taxes, any monthly dues (if condo or townhouse), maintenance costs, as well as the increase with the utilities. Don't buy a house unless the rest of your debt is cleaned up.

Live in an inexpensive apartment.
Pay off your debts.
Save Cash for as big a down payment as you can.

Otherwise...you'll just be buying a house to be foreclosed on...

My suggestion for this type of scenario is look at your credit rating. The more money you have available for down payment and closing cost the better rate and offers you will be able to have. There are some good programs available at different banks that offer Down Payment Assistance. I would suggest talking to your bank of choice and they'll point you in the right direction and give great tips to manage your credit also. The Down Payment Assistance programs are also great for first time homebuyers but require the homebuyer to take classes but can be considered a grant (gift). Also look at being pre-approved by a lender or credit union this will give you potential buying power.

Definately work with your bank first and tell them your workable budget. They can give you an idea of what kind of rate you will be able to borrow at, and how much of your payment will go to mortgage insurance, property tax, insurance etc. Talking to a lender first before a realtor is defiantely a good first step.
