LaQuita J | I am very frustrated, I cannot purchase a home because of my credit scores.? |
My credit score is in the low 500s. Everybody is telling me I have to have a 620 before they will even consider me for a loan to purchase a house. I pulled my credit report and I have starting paying off the negative accounts on my credit report. This includes:medical bills, credit cards, other accounts. I have been successful, I have only been working on this for the last two months and I have already raised my credit score 60 points. Someone help me. I want a house. |

With a score that low, you can get a loan, but the interest rate will not be worth it at all, and the morgage will be extremely high. The loan company might also make you take out mortgage insurance, which is an extra bill that you will not get any tax benefit from, its just for the lender to be protected if you default on your payments.
You're on the right track, once all your bills are paid you'll need to re-establish credit over a period of at least 2 years and keep your balances on revolving accounts 50% lower than the limit of your cards to maintain a high score.
You might have to wait 2 years, but the type of loan you get will be well worth the efforts made. |

You can get a home mortgage loan with a credit score as low as 500 with some lenders, but the lower your credit score is, the higher down payment you will need and higher interest rate you will pay. If your credit score is 620 or above, you can get a conventional and conforming mortgage loan with fair interest rates and low down payment. Just be patient and you will be better off in the long run. Good Luck. |

Maybe the simple answer is you shouldn't get a house just yet. Another year of doing the good work you're doing now with your credit report and you will be okay. |

try going thru FHA or rural housing developement.long as your paying on the bills and it shows some paid off fha is easier to deal with.we are in a similar situation and they told us to pay off 3 more of the bills on report and fha says they will finance.good luck and dont get discouraged.remember if its worth waiting on and fighting for then in the end it will mean so much more.good luck |

There are lenders out there that will give you a loan.
But, they are whats called sub-prime and the interest rates will be high and there may be additional fees involved.
I would suggest you keep doing what you are doing and wait a couple of years. Your score should have recovered by then and it will save you thousands in interest and fees. |

Start with the free reports it is amazing what you can find and how easy it is to clean up a lot of stupid little issues on your credit here is the link I do this every year for free you can do it more often but you have to pay and I think obsessing about it is not to healthy so get the report be ready the report can be 50, 60 or more pages long so you might want to save them in Word instead of printing them but you get to go back as many times as you want in 30 days so save it first and if you decide you want to print you can go back look at everything there are a lot of issues some you can dispute other you call the company and they will fix it and sometimes you cant get it removed but the company will send you a letter explaining the situation and every time you apply you show them the letter and they will ignore the rating all together |

You are already doing the best you can do. Taking care of your past due accounts is going to help you the most. As you continue to pay them off your score will rise over time. The thing about credit scores is they will drop like a rock if you have any past due accounts, but it takes a long time to recover.
Once you get them paid off, apply for a secured card and use it responsibly by paying on time. This will start to show current positive history which will help.
While a lot won't consider under 620, there are several sub-prime lenders that will. But down at those levels the interest rates are very high and they usually have additonal down payment requirements as well as additional fees. |
