I dont have very good credit, no bankruptcy, just a couple non payments adding to $800 can i purchase a house?
I dont have any collateral, but I have a great job and can definitely afford a home. What are the steps needed to purchase a home. I am going to be a newlywed in Sept. but my husband does not have great credit at all as well. (His ex-wife ran up his credit cards after she left him and resulted in 5000 dollars that he hasnt paid yet. Do you think we have a chance of purchasing a home? He and I both make quite a bit of money so paying mortgage is not the problem.

You could, you just may have to pay a higher interest rate. Go somewhere and get preapproved for a loan so that you will know what you can shop for.

You should probably call up a mortgage lender and pose these questions. They can prequalify you. Anyone can buy a home - good or bad credit. Where someone gets hurt is with down payments, interest rates, balloon payments, etc. There are organizations like local neighborhood housing services or Fanny Mae - that assist first time home buyers.

A mortgage lender is going to look at your credit. They are also going to look at your debt-to-income ratio. If you have a lot of money coming in - with minimal money going out - you have a higher chance of being prequalified for a larger home purchase amount. However, if you have a lot of credit cards, loans, etc.. your debt will be higher and it may limit the amount you qualify for. Once you have an amount that you qualify for, you can also discuss interest rates.

I will go agains the grain on this one!
You DO NOT need to find a mortgage broker first. What you need to do first is check your credit history on your own as well as your husbands. This will no hurt your score because you are inquiring it on your own. BE AWARE that there are companies that offer you free credit reports but I would NOT trust them. There are so many scams out there you could end up being another identity theft victim.

The ONLY website authorized to give free credit reports is www.annualcreditreport.com. You can order one credit report from each one of the 3 credit bureaus once a year for free. You can verify how legit this website is with the FTC (Federal Trade Commission) if you like.

Once you have this credit history visit a Mortgage consultant that really know about credit and they will give you adivice on how to increase your score. By the looks of it (from what you've mentioned) I would suggest pay off your debts $800 and maybe the $5k (depends on how your credit history looks like). After you have better you score you will much happier because you will obtain a MUCH BETTER % therefore you will qualify for a bigger loan amount as well.

One last thought, be careful of anyone that offers to better you score by paying them $$. You can do this on your own with a little of education and it is NOT done just by paying on time. There area other factors.

Well, a few non payments adding to $800 may cause you a problem, but it depends on your FICO score and your other credit reports. I would first order credit reports from all 3 major credit reporting agencies to see what my reports look like. If I had any outstanding debts that were reported as negative, I'd pay them off right away. When you apply for the mortgage to finance a house, the bank you apply to may ask for explanations of anything negative on the report. So have your explanations ready and to have any outstanding negative information marked paid will help. There's usually a lender out there for everybody, the question is are you willing to accept that lender's terms...the worse your credit rating the higher the interest rates in most cases.

Look . . . all you need to do is find a private party willing to sell to you on a contract and your credit score won't mean a thing.

There are desperate people who have done stupid things with their lives and need to get out from under a house in the worst way. All you need to so is find one.

If you have such great jobs... work on fixing your debt befor you take on a mortgage. If yours is truly "only" $800 and you are paid so well what's stopping you from paying it off?? At the very least pay yours off before you go for a home loan. If it has yet to clear off your credit report make sure you have a reciept of payment and such to prove to the bank that you're clear of debt.

Mortgage companies will have you pay off the debts first...the worse your credit is, the higher your APR (annual percentage rate) will be...high payments if no money down, closing costs, obtain insurance, hire an inspector...

Check your local Mortgage Companies. They are much more forgiving than banks. They are legitimate and have numerous different types of mortgages. They will work with you to obtain the best deal.

when you use credit cards its important to make most of your payments in full. you see if you pay the lowest and you have to pay again with interest. so the credit card companies get payed more than once. you don't have to pay them again only one time. my dad says that its best to also make most of your payments without credit cards, only when its absolutely necessary. okay okay, try going to the owner, slap the money down in front of their faces and say you want the house. i don't know if you can buy a house that way, but why can't you. people always get loans, which cost more if you pay it little by little. my teacher said that it can take a long time to pay something off on a credit card if you don't pay in full because of all the extra stuff. and the free credit report thing, its only a trial and my mcafee thing said that its trying to sell something that's available elsewhere for free.

I can relate to getting into a bit of a credit situation in your past and now you are much smarter. I would suggest contacting a mortgage broker or loan officer and "pre-approve" you for a loan and tell you exactly how much money could be available to you. They will be able to assess your situation with the proper knowledge and advice. Anything is possible - there may just be a few things you need to tidy up, maybe write a few letters of explanation and should be good to go. Seek the help of a professional as they have the knowledge and may know how to get around things without making you come up with extra money. Best of luck to you.

i'd say pay off the money first... because if you make "lots of money" that should have been taken care of with your next paycheck. it's what's hurting you right now. start by paying that off, because if you can't or want, then you definitely shouldn't buy a house.

Your debts don't add up to much when you speak of making pretty good money. Mortgage companies are going to look at your debt to income ratio... and if you are making a lot, then you can have more debt and still fall within the categories needed to purchase a home.
You two should get together and pull your credit for free at www.freecreditreport.com You can get a free credit report once a year and they give a really good explaination etc. of everything on your report and how you can improve it. I know just to rent a home they are looking for 680 ... but I know that we bought a house a few years ago and only had in the high 500s... as our debt to income ratio was pretty high.
