The only negatives on me credit report are a 60 day late car loan that I cosigned for and my credit card debt is a little high. But all other payments have been made on time. with a credit score of 549 - feel elated and fortunate they went to 80K - most wouldn't loan you a dollar.
I would talk to the sellers and see if they would be willing to carry a note for the 39,000, and after 18 months, you can try applying for a Ditech 125% loans and pay off both loans, consolidating your payment to one.
With 18 months of payments - should give your credit time to increase with showing on-time payments, and a chance to remove any negative marks. Be sure to get a report from all three reporting bureaus so that you get all the black marks dealt with. |

You need to improve your score to 620 to get 100% financing. You should use credit repair to do that. Usually companies charge hundreds of dollars to simply pull your credit and send correctly worded dispute letters—this is the key…..people will tell you that you can do this yourself for free but the truth of the matter is that the credit bureaus will throw your letters away or simply reject them. There is an easy to use online kit that will deliver the results you want available for just $19.95 at the source website. A similar kit is being sold via infomercials and radio talk shows for seventy dollars more but they try to solicit you repeatedly for other services after the fact. |

the 20% loan will be variable (up and frequently) often excedding ur 80% within 3 yrs. ur will drown in payments never mind
expenses. empty house syndron, lawn equipement maintenance, utilities (50 -75%) increased, transportaation costs, repairs, Taxes, Insurances and on and on.
ur total Principal/Interest should not exceed
One weeks take home pay . 2nd week will go to expenses u 'forgot' about. 3rd week pay goes to bills (car , student, medical, etc). 4th week goes to food and retirement.

You don't need to buy a house until:
1. You're debt free (No car payment, no nothing)
2. You have a down payment of at least 10% (20% preferrably).
3. You have a savings on top of the downpayment to buy the extra furniture, paint the walls, or whatever else you might want or need to do. |

You are probably not going to qualify for 100% financing right now, with any lender.
Legally, the lender needs to know EVERYTHING about the transaction including if the seller's carry a 2nd or if you get the down payment somehwere else.
The 60 day car late is hurting you. NEVER cosign for other people.
If your credit card debt is a high % of your available credit line, that is hurting your score also.
You can probably rent for a year for much less than buying. In most areas, property probably isn't going to go up in the next year. In many areas it will fall further.
The best thing that you can do is pay your minimum credit card payments on time which will help your credit score, AND save up at least a 10% down payment. It is probably more important that you have a down payment than it is to pay down credit card balance.
The biggest risk that a lender can take is a 100% loan.
AND pray that the car loan isn't late again, or your score will stay down. You really need to raise your score to get a decent loan. You are now at the mercy of the person with the car loan. They are the reason that you cannot get a loan now.
A 60 day late may lower your score 100 points or more.
You can also raise your credit score by asking for a credit line increase on your cards, and keeping the balance owed to less than 35% of the available line. |

If you have high debt already you probably can't afford the house. Rent until your score improves or buy a less expensive home. If you still have the car loan that can be hurting your score besides the 60 days late. |
