I do FHA loans with DPA (Down Payment Assistance) programs for people with bad credit everyday. I also do several other types of home loans for many who can't qualify for an FHA or Conventional type of mortgage. It can be done and the interest rate in most cases is not affected much if at all from great to bad credit. There are so many other factors that can and must be use for qualifying a home buyer for a mortgage that there is no cut and dry answer to your question. However, since I deal with so many different loan programs, my experience tells me that there is a loan program for almost anyone. I would need to see the whole picture in order to answer your question with a yes or no. I would suggest that you find someone who is familiar with multiple types of loan programs and options rather than only one or two because if you ask someone who is only familiar with and only does a few types, they might tell you no way, when in reality THEY just don't have a way, but someone else might. Probably, but you will pay for your bad credit. You can get a 1st mortgage for 80%, and second mortgage for 20% but you will pay a MUCH higher interest rate and probably pay a penalty if you try to refinance or pay off the loan (by selling the house) for the first few years.

Make sure you can actually afford what those high interest payments are going to cost you for the next few years. The light at the end of the tunnel is that if you're able to afford that, (and keep the rest of your bills under control) your credit will improve and you'll eventually be able to raise your credit scores and qualify for the best possible rate in a few years.

Don't lose hope if you're looking to buy a home. There are so many different ways to fund a home now, just about anyone with any kind of credit can get into a home, regardless of credit situation.

Of course, some will cost you more money in the long run, but a home it's still one of the best investments that you can make, so, in many cases, it's worth it, especially for the first year of ownership.

You should shop around, and ask different lenders what kind of programs they have, and if they can help. Try to find a lender that specializes in bad credit mortgages. You can find some bad credit mortgage lenders listed on this page on and off:

You should probably work on your credit first.

But with bad credit, you may be able to get a loan (just remember not everyone is approved) but your interest rate will be ridiculously high. You may also get locked into some undesirable conditions which can turn out to be hurtful to you in the end.

Getting a good interest rate compared to a high one will add up to thousands of dollars that you could have saved if you waited.
