Do you have someone that can co-sign with you that has good credit? That would help your interest rate. You'll really just need to start calling around or applying online to various mortgage companies to find out who can get you the best rate based on your situation. Or, you could wait and work on repairing your credit, so that your interest will not be so high. first make sure u have a good frisko ..dont use credit cards for a good 3 months prior to the purchase .. and make sure u pay everything on time other then that u should be good... and feel free to browse around not just settle for the first guy ... target anything between 6% - 4% rates anything over is a rip off

No one will give you a loan with low interest rates if you have bad credit.

The first thing you need to do is work on cleaning up your credit rating.

Pay all bills ON TIME. Late payments totally mess up your credit rating.

Reduce your debt. To do that, you need to get credit cards paid off. Always pay more than the minimum payment on credit cards. Otherwise, you are just paying the bank huge amounts of interest and never reducing the total amount owed by a whole lot.

When mortgage companies look at your credit, they look at the amount you owe. If you owe $15,000 in credit card bills and you only make $25,000 a year, it's unlikely anyone is ever going to make you a loan because you don't earn enough to make the monthly payments on your current debt plus a mortgage payment. They also look at what credit limits you have on those cards and how much you have owe on it. If you have a $5,000 limit and you currently owe $5,000, they'll know you can't afford to reduce that debt. You need to get the balance owed under 30% of the limit. zero balance is even better.

It will take you months to see your score start improving but if you make your payments on time and reduce the total amount you owe, you'll start seeing your credit score go up.

For others reading this thread, if your middle credit score is below 720, you need to fix your credit. You may not even know in what ways you are paying extra for credit below a 720 (and I'm surely not just thinking of your mortgage, especially if you're renting).

There are always people out there ready to work with you as long as you have INCOME. You hear alot about credit scores, but typically they come into play more when somones income is bad or they have no downpayment. Ussualy if you can prove income someone out there is going to be ready to give you a mortgage,just takes a little more work finding the right one.

"no doc loan" no document loan. usually they'll just go by how much you can afford a month. some loaners fudge numbers, ie. salary, etc. to do this.
