I'm 21 years old, and my parents have offered to buy a house for me, and I would be making the payments back to them until the house is paid off. However, I need to come up with the downpayment.
I have enough saved that I would only need a $10,000 loan.
I applied at my bank, and just found out that I basically have no credit.
Is there any other options?
I've heard you can get loans online, but I don't know how good of an idea that is.

Your bank said you have no credit. Well, that's a lot better than bad credit. Go back to your bank and tell them you want a loan for $10,000. Will your parent's permit that loan to be first in line ahead of their mortgage? If so, the bank should jump at this chance. Then as soon as you get that loan paid for they will release their interest and your folks will be in first position.
Be sure you can afford both payments. If not, you need to save until you have the full down payment.
One other idea is to ask the sellers to hold a $10,000 mortgage for you. They, too, would probably want to be first in line ahead of your parents and you would need to be able to retire that debt rather quickly.
Comment about banks: If your bank is a large one, you may have a hard time getting them to do something that is different from the norm. If that is true, shop around for a smaller local bank that can be more flexible. If you find it, tell them you'll move your account(s) to them if they'll make this loan.
Good luck! Be sure to pay your parents on time each month without fail. Then it will be something you can use for future credit transactions. |
