I currently rent the house I want to buy from my parents. Our credit is not so good.I recently got a loan to pay off credit cards and old bills on credit report. I'd like to borrow enough to pay parents for house, auto loan off, before mentioned loan, and remodel/repair the house. Which would leave the loan amount well below what it's worth.

You could ask your parents to co-sign the loan for you. This way the loan is on your credit and helps to improve your score. Then, after a few years, refinance in your own name. |

I would say wait. Pay off your existing debt and once you are clear of that then seek out a mortgage. As it is interest rates are high home sales are down and if you shoulder more debt right now you are certifiably insane. |
