Visit a mortgage broker for help on this one. They'll run your credit and see where you're at. You may not be ready financially because of your credit. They'll tell you how to clean it up and how long it may take. |

I am in this exact situation. The sad thing I am learning is that good credit takes time and just having good credit in the recent months doesn't balance the few bad things that may have happened to your credit years ago. I didn't realize when I was younger all these little things that go on your credit report to haunt you forever. What I did is meet with a lendor who was friendly enough to explain everything to me and although I don't qualify for a loan with the credit score I have now, if I keep making payments on time, in a few months it may look better. That is what sucks: there is no quick fix for your credit. I wish you luck. |

pay your bills on time or early for 2+yrs, save up real cash (work 2 more jobs each), find a real banker who can do a 'manual underwriting'
u'll get a solid mortgage on 30yrs or less, fixed rate not varied or ballons with PMI if needed .
u can get a real not creative mortgage.

I've been there! there is no quick Way to build your credit back. there are so many variables it is hard to address your question... good news is, you can re-finance in a year or two and get a better rate. if your score is a 625 or so,you should get about a 8.25 rate. again, there are many variables. talk to a loan broker and get pre-qualed |

It is a crapshoot, but if I were you one thing that would help out the interest rate is by having a down payment that way it shows the lender you are interested in keeping the home and making all payments on time since you have sacraficed some of your own money. Second is to check out your credit profile, make sure everything is accurate and see what your current score is. Try to improve it and get rid of unnecessary debt if you are able to. You want to make yourself look like a stable person and that the lender is not taking a risk with you, if they feel you are not a risk they will not rape you with a large interest rate. |

I recommend you sign on with a broker who would put you into a credit restoration program in conjunction with the loan so that you could refinance into a better rate later. I use Hamlin Mortgage. Check out the source website as well. They have a free evaluation form that might yield some more answers and resources as well. |

Building a good credit can be done in various ways. If you are fed up of the collectors tirelessly chasing you to pay your debts or if you are disappointed at your loan application being turned down, because of absence of credit history, you should learn how to do build your credit. The most important thing to remember is not to buy unnecessary items. Do not convert your ‘want’ into ‘need’, as it can drag you deeper in debt. If you are looking to build credit and do not have any history, set your priorities properly.
If your credit is bad, buy a DIY kit to get started. Visit the public library and read books that take you step-by-step through the method of repairing your credit. Many libraries let you copy and print forms that you can fill and then dispatch to your credits. |
