5.9% is a good rate no matter what the years are but I would go 30. You can pay down the mortgage by paying $50.00 or 100.00 per month. If you want an exact break down on the mortgage, request an amorization fron the mortgage co. The charge should be about $15.00 or if their nice, they'll send it for free.

I really want a know what bank is giving away loans for free....?? check bankrate.com, interest rates are 6.09%. Sounds fishy.. but it they are giving it to you make sure it is 30 yr fix, with no prepayment penalties. Also, when you sign your final papers make sure you look at the HUD which will tell you all the cost for doing the loan.

sure is right n ow rates are around 6.375-6.5 with n points. if its a 30 year fixed then lock it

15 or 30 yrs?

5.9% for a 30 yrs or 40 yrs. sounds pretty fishy. did u lock it with them yet? i bet if u call them tomorrow to lock it..it will be higher...i guarantee u that. they may charge u alot of closing costs like origination fee. do u have to pay any points?

please report back to us how it went during the closing date? did something expected keep up..like higher closing cost or rate may have change etc.

It's a great rate depending on the program. Make sure you know what you're getting and that the lender is upfront about the program and it's costs.
