tl3mill | Renting as a couple with bad credit? |
My fiance and I are looking for an apartment. We've went for 1 place with a private owner, and she said yes but wanted 2 months rent on the deposit. After talking it over we finally decided not to go with the place after neighborhood evaluation at different times of the day. Now we're looking again and I fear that we might get rejected because of my credit. I have 2 judgements and a couple of collections. I would like to know from individuals with experience with this type of situation what is the procedure for this if we went to a management co. or agency? Do we stand a chance? Also I know a ton of people say they have bad credit, but I don't consider it bad until you can't get a credit card. Additional Details Addendum:
Yes, we're currently rent in a condo building. The condo association is having major financial issues, thus the landlord wants to go up on rent big. But it's just him on the lease. I moved in after we got engaged. I didn't bother to put myself on the lease since we knew we'd only be there for 3 months until the lease ends. We just need a bigger place and yes we're looking for things in our range. It's very easy to say work on your debt and other various things, but I'm in the meanwhile of that time before my credit is great again. So I'd rather the suggestions and comments help more than harm. |

I know how you feel. As I have been there before so many times. Its so easy for people to advise you to clean up your credit. We both know that its not that easy. You know that you need to clean up your credit, but right now you need a place to live. Here's my advice: You should definitely look for places that are being rented out by private owners. If you go to Management companies or apartment complexes, you will be turned down. Dont give them those application fees, because its just a waste. Private owners dont tend to check credit, but they ask for higher deposits because they need to protect their places. Also, you say that you have collections. Are those collections agaist other rental properties? If not, then you may even have a chance with a management company. But if those collections are against other rental properites, then just save your money. You dont have many options. You need to get prepared to dish out extra money on another place. People with bad credit have to pay more for their credit worthiness. Trust me, I have been there before so many times, so I feel your worries. Good luck to ya! |

I had bad credit 5 years a go..I got turned down for all the apartments I applied to.Then my girlfriend told me she was moving out of her apartment and the owner was looking for a new tenant.He never looked at my credit report he just wanted to see my bank statements I did tell him I had bad credit he said he did not care.
So long story short I had to find a owner renting his place as I got turned down at all Management companys |

sadly your credit affect everything, some companies would allow you to rent if you pay more than 3 months in advance, just in case...
try to rent to a private owner, they usually don't expend money in credit report, yes, they will ask you for the last pay checks.good luck |

If you are in a place nw, stay there and clean up your debts. Then try moving to another place. Common sense tells the landlord not to rent to a person who doesn't pay his bils. |

if you try with an company that runs a credit check you wont get the place, they might tell you to try anyways but that is only to collect you $35 for a credit check but then they will just reject your application. you have to find a place with the private owner renting to you directly and you will probably have to pay first last and a deposit at places like that . |

Are you renting now? Before adding more expenses to your bills, I would reconsider adding a rent payment and get your credit back in order. The more you work on getting good credit and not overspending your income the better off you will be. If you are already renting, you may want to get a reference and payment history from your current landlord. If you have always been on time with them that will carry some weight with the next place. Make a payment plan for the collections/judgements and get those handled. That will all benefit you by thousands of dollars in the near future. Good Luck. |

sometimes the extra month(s) rent will help overcome a negative credit report. I've been in this situation before and had to pay an extra 3 months security. That can be hard to come up with, I know. It's crazy out there. Even people with bad credit need a place to lay their heads. |

Really no way of telling without asking....just call the rental office and be honest (but anonymous) or...if they have an on line application fill that out and get an instant answer. I was surprised that with a 570 FICO I was approved for no deposit...and like you, I had several collections and even a hospital judgment on my credit report. I'd say 80 % of places will take you but you might have to offer up 2 months rent first instead of one....pretty much as long as you have no evictions or prior apartment collections on your record you should be ok. |
