When getting a mortgage, does a rental eviction or bankruptcy matter if you have good credit?
Say you get evicted. You file bankruptcy. 2 yrs later you have started over, have a squeaky clean credit report, and have gotten your credit score to 700. (I don't know if thats possible, just guessing). You go to apply for a mortgage. Will the eviction matter or bankruptcy really even matter with such a high credit score? Thanks for any info.

If you get evicted and have a bankruptcy in your credit history they might not allow you to get a mortgage due to past credit history with other companies, regardless of credit score..

I personally have had an eviction and while trying to get a mortgage they refused me and told me that I had to have all my bills paid ON TIME for 6mths, phone, rent, electric, gas and so on and then I could call them back and tell them, "hey I have had my bills paid on time and I have made sure that there is nothing harmful on my credit report that can harm me from getting a mortgage now".

Your best bet would be to get a CURRENT credit report with your credit score on it (www.annualcreditreport.com) and make sure that you have all your bills current and or paying on them to prove that you have been doing what you said. That web site allows for all three credit reports on one site and they do, however, charge you to view your score.. But if you plan to get a home that is your ONLY option right now....

You could also ask the mortgage company for advice as to what to do! You can also go to your local bank and ask for what is called a credit building credit card, which is like a regular credit card but you put your own money on it.. example
say you have 200$ and you place that money on that card, then that is your credit limit.. Then you go to a store, say, Walgreen's or Wal-Mart and buy something for 25$ then you will receive a bill in the mail for that 25$ amount and pay on it like a credit card.. it is complex to talk about but see if you can find something like that in your town.. .that would help you out a lot in the long run!

I hope that this has helped you out and I hope that you can get that house of your dreams, just be aware that housing is at an all time low right now and the APR is at an all time high, so shop around for your house and get a FIXED rate!

EDIT: I have had 2 evictions on my record and I am still able to get a mortgage as long as my current bills are paid in full every month for a full 6 months, so do not tell her/him, whichever, they can not get a mortgage due to an eviction. It is up to the bank whether or not to hand out money! if all he/she does is pay there PAST bills off and keep their CURRENT bills paid on time, then there is NO problem in getting a loan....

P.S. I have a 30,000$ loan through a bank right now and I have 2 evictions, 545 credit score and No job.. You guys figure that one out....

I think the problem with your question is that you have an assumption that you can get your score back to 700 in 2 years which is not realistic given the facts you mentioned.

The ONLY way you can get your credit score up above 700 post-bk is if you filed for bk before totally trashing your credit. If you were sitting pretty with a high 600s or low 700s score BEFORE your bk, and the only real black mark on your credit report is the bk itself, then getting above 700 in 2 years is doable if you change your credit habits and actively work to rebuild your credit.

HOWEVER, there's a difference between a 700 with no bk and one post-bk. Any mortgage application will ask if you've ever declared bk, which you will have to answer in the affirmative even after 10 years have passed and it's no longer reported on your credit reports.

All that said, there's a HUGE difference between your credit SCORE and your credit-WORTHINESS. For a mortgage, banks will be assessing the latter. IF you've truly turned your life around, you will be able to get a mortgage after 2 years if it's something you can really afford, and it will be with a higher than average interest rate.

The eviction won't show up on your credit report at all unless they've reported the amount you never paid as something that's still owed. If that gets included in bk, then it won't really affect you any more than the bk itself already will.

To get a mortgage you're going to need:
1)proof of steady income that clearly shows you have the ABILITY to repay this loan
2)Spotless payment history for the past 2 years
3) Sizeable downpayment to minimize risk for the bank

it will matter big time. you can spend 2 yrs paying all your bills on time, then find a mortage company that does manual underwriting--that means they look at more than just your credit score when writing a loan. they will be more likely to give you the mortage.

I am not sure if the UD [Eviction] will count against you but the bankruptcy definately will. That is one of the manditory questions on the federal mortage application. As to the credit score, your credit score will still be suffering from the bankruptcy for a few years longer. With the current credit crunch it will be hard for a bank to lend to you with the tightened standards.

The best way to counteract this is to have more money to put as a downpayment.

You will not have good credit and definitely not a credit score that high with a bankruptcy on your record...I know this from personal experience.

A rental eviction shows up negatively on your credit as well.

That's not to say you can never get a mortgage, however...it'd just be a bit harder.

Having that bankruptcy will automatically knock that 700 down to AT LEAST 500 or 550.

Chances are, if you're filing bankruptcy, your credit is already hosed anyway and is nowhere near 700 to begin with.

In theory, if you were able to have your score up to 700, you shouldn't have much trouble at all getting a mortgage, regardless of what else is there.

The only exception to this would be if your monthly bills were too high to pay the mortgage, as that's something they look into before approving you.

Don't expect to be able to get a mortgage for at least 5 yrs after the BK is discharged - that's how long I waited and that was 2 yrs ago before the credit rules got a lot tougher and my credit score didn't get to 700 until 6+ yrs after BK

Excuse me. You had a bankruptcy two years ago on top of an eviction and you now have a 500 credit score, which you think is a high credit score? What planet are you on?

Wake up. Here's the reality. You blew your FICO score with the eviction, but you really blew it with the bankruptcy. That will follow you for 7 years. Is today's collapse of subprime lenders, there isn't a bank out there that will loan you anything toward a mortgage.

My recommendation: Plan on renting for the next 7 years. Save a little from every paycheck and put it in a money market account that pays a little more than a regular bank savings account. At least $25/check. You're going to need it for a down payment.

If you must use credit, stay with one card, if you can get a secured card. That will probably require a $cash deposit. Make all your payments on time now- even early whenever possible.
