I have perfect credit, have very good income, and I am a first time home buyer. The problem is that I don't have enough money on reserve for a down payment, closing cost, home insurance and taxes for a purchase price on a 3 to 4 family home(in which I will be living in) worth about 280,000. I have eliminated closing cost by having it in the contract that the seller pays the fee, but I still need about 13-15,000 dollars for the rest of the fees. Can anyone with experience direct me to some grant programs or other monies out there for first time home buyers in NYSE. Please be detailed in your answer. I need to have this money before December 31, 08. |

If you go FHA then there is certain grant programs that will help with all the closing costs, we went ameridream and they did all the closing costs for us, there is also nehemiah? I think thats how you spell it. Our closing costs were almost 10000.00 and all we had to come out of pocket with was 500.00 earnest money and we get that back at closing. E-mail me if you dont have a lender and I will give you the E-mail of the guy who got me approved!!! Go to FHA.gov and there is a whole list of grant programs. |

there were tons of "first time buyer down payment assistance programs" that are now not allowed because they are a huge contributor to the foreclosure crisis.
when i say they are "not allowed" i mean Congress has recently made them illegal with the passing of that mortgage bail out bill. |

If you have such good credit and such good income and you just bought your first house, you don't need grant money.
A grant is supposed to be for people who CAN'T AFFORD to go to college and need help with the funds like tuition and books.
Look here. I live in a crappy apartment living off barley enought o pay the rent and I can't afford to go to college because I would have to work less, and If i work any less than I do,I can't afford the rent
It's sickening to me to see someone who basically says they have everything they could ever want asking for free money that even people who REALLY need in to SURVIVE cant' get it in some cases.
get a better job, or use some of your PERFECT CREDIT witch.

Check with your Cities programs. There are 1st time home buyer programs through the City. Talk with a realtor who specializes in 1st time buyers, they usually know about programs or know of loan agents who know about programs and grants to help assist 1st time buyers purchase homes.. |

I really don't want to help buy you a house. With your income where do you get off asking us to give you money for a down payment?
It sounds like you have already signed the contract, so I would be doubly reluctant to give you money if you have jumped in without thinking this through and without the money to honor your obligation to purchase this house.
Try something in your price range and save some money for the down payment. |

If you have a good income, it's unlikely that you will qualify for any type of downpayment assistance programs from the government or non-profits. I would suggest finding something that is within your price range instead that you can afford. |

Go directly to your city. Depending on where you live. I know my city gives funds for people to move in because there are so many foreclosures. They also give a certain amount to fix up your home if it is more than a certain amount of years old. They also give money to start up a business in their city especially woman.
