A question about mortgage insurance?
What is the extent of a mortgagor's insurable interest in the property which is the subject of the mortgage?

1) The value of the house
2) Nil
3) The amount of the loan plus interest
4) The proportion of the loan which remains owing on the mortgage

Any help in this matter would be greatly appreciated.

You are confusing two separate issues...the insurability of the property, which is in the mortgagor's (borrower's) interest, and the insurability of the debt, which is in the mortgagee's (lender's) interest. The homeowner derives no benefit whatsoever from mortgage insurance - it's just an added cost of ownership which protects the lender. The benefit amount of the insurance drops as the outstanding principal owed drops. Once the mortgage balance drops below 80% of the appraised value of the property, most lenders will terminate the mortgage insurance. There's no need for it, as equity protects the lender in the case of default by the borrower.

The closest answer to that is #4.

But remember: Mortgagor = Borrower, Mortgagee = Lender.

Unless you are prepared to pay an exhorbitant monthly premium to extend the cover, the insurance will usually pay the full monthly mortgage for a maximum of 12 months.

My mortgage insurance is for the amount of the loan plus interest. The idea is that if something happens, and you can't pay, it will cover your payments so you don't loose the house.

All insurance is the same... It is a rip-off. No matter what the sales person tells you, you will never have the cover that you need and you will have to go through hell and high water to claim anything off them. Insurance is a legalized form of robbery. You'll realize that as you get older.
