My bank has forced flood insurance on my mortgage payment and line of credit cos my neibourhood is consider to be in a flood zone now . Now my mortgage payment and payment of my line of credit is almost trippled. What can I do to lower the payment? |

If you are in a flood zone, the lender can require you to have flood insurance.
check around for rates and coverage requirements. |

Refinancing with a new bank will have no effect. ALL banks are required to have flood insurance in effect on loans for property within flood zones. This is a mandatory federal requirement.
As for the issue that your payment is triple what it was. When you say your bank forced flood insurance on to your payment I suspect that the bank arranged for the placement of the coverage when you did not purchase it yourself. Bad move on your part - without a doubt the most expensive way to secure the required insurance. I would seek your own homeowners and flood insurance. I can guarantee you will have better coverage at a lower premium. |

The bank forced coverage is ALWAYS more expensive, and, it won't cover YOU. They won't fix your house, they'll just keep the money. It's THEIR policy.
The way to fix this, is to go to your homeowners agent, and buy your own flood insurance policy. Once you give a copy to your bank, and they see you have it, they'll stop the forced placement coverage, and lower your payment. |

The bank is required to do this by federal law if your house is within a 100-year floodplain as shown on FEMA Flood Insurance Rate Maps.
Flood insurance premiums are set by the federal government. A given level of coverage costs the same no matter what insurer you purchase it through. |
