Okay. So, the shed in my backyard burned downed. We woke up at about 3 'o clock in the morning the see a massive fire raging inside of it. After the fire department came, they said the fire was most likely caused by a cigarette, and my roommates smoke. My question is this: How will my rental policy handle the damages? The house was no smoking, but the outdoor property was not bound to the "no smoking" thing. What do you guys think the rental company will cover? |

it doesn't matter how the fire stared that's wy they have fire insurance & how could they be sure it was a cigarette u said the shed burn down rite so how could there be Evidence of the cigarette it would off been all gone in the fire |

A rental policy only covers your personal property in the house/apartment that you rent. it has no coverage for the actual dwelling you live in or any other separate structures on the property.
The shed is considered separate structures.
There is a liability coverage of a minimum $100,000 which should be included in your policy, so just in case your landlord sues you, that coverage could help you.
If there is a non-smoking policy, then it refers not only to inside the house, but also the entire property of your landlord. |

The rental company probably has insurance for the damage. One thing is for sure, though, you lost your security deposit. |

If your roommates smoke, the rental company may not cover the fire and you and your roommates may be held accountable for the damage, and the company could take other legal actions. |

Itself and that's it most likely...they may attempt to get you to pay for replacing the shed...take a good hard look at your rental agreement and pay special attention to ANY mention of smoking..
You may need to hire an attorney... |

Your rental policy covers YOUR contents and that's it. Your landlords homeowner's policy will cover this since the damage was done to the structure. Their policy will pay your landlord, and then your landlord will sue you for the damages, it's called subrogation. Your friends are idiots and now you will probably have to pay for it! |
