Do I have to have homeowners insurance?
I am buying a house, cash, in Michigan. I know I am required to have auto insurance. Do I have to have homeowners insurance?

Positive People Have it Best
If you are getting a mortgage then yes the lender will require you to have an insurance on it.
If you are paying in cash, you aren't required by anyone to insure your home.
Home insurance can come for free when bundled with some carriers and if your home get flattened by some hurricane you get reimbursed for your loss.

No, you dont have to buy HO insurance. But, honestly, you would be a fool not to buy it.

The investment in a home is too great to allow it to be totally lost when you dont have to let that happen. HO insurance is a great buy.

You are not requiered by law to have homeowners insurance on your property if you DONT have a mortgage on it. The reason that the mortgage company requieres to have insurance, is for them to insure that they will be reimbursed if your house burns down.
However, with that being said, you definitely DO NOT want to be uninsured for your property.
Even getting just a basic DP3 policy (fire only) for your house is much better than having no coverage at all. Youd much rather pay a couple of hundred dollars a year to cover the house and not have to loose the entire investment you put into it in case of a total loss.

as long as you do not have a mtg on the home then you are not required to carry insurance on it. unless you can afford to replace it if you have a total loss it would be stupid not to carry it though. since its paid for just carry a very high deductible and that will keep your cost down.

If you are getting a mortgage, the lending company will require you to have homeowner's insurance to protect their investment. If you are not getting a mortgage but are paying the whole thing yourself, you SHOULD get insurance to protest your own investment, but you aren't required to.

What does a home owner insurance do?
It insures against damages to the building and other content in your home arising out of fire, flood, and other disastrous events which you can include in your policy.
Due to the fact that you don't have any control of the occurrences of these events it is advisable to have some form of insurance in case one of these events takes place.
The premiums are very reasonable considering you can afford to pay cash for the house the insurance costs are a very tiny % of what you paid.
It is also a way to safeguard your investment in the house.
So get it!

No.

no you aren't required. You may save 300 bucks per year, risking to lose your home to a fire.

faithlocket, Home insurance covers lots of different things. I'm not familiar with all the fine print of my policy, but my homeowners insurance agent is always a phone call away. Try calling your agent or a homeowners agent in your city. http://www.easyhomeinsuranceguide.com They should be able to help you.
