You should have insurance to provide for any damage that you might cause. The specific type of policy that you need is Commercial General Liability Insurance. If you are the only one working, i.e. you have no employees then you do not have to have Workers Compensation (provides for medical & lost wages for on the job injuries) and it would probably be a waste of money to purchase a bond (provides coverage for theft of property on the job by employees).
Getting a prospective client to sign a waiver would not be the best thing to do. You are in essence saying that even if I cause the damage to your house I am not going to be responsible enough to pay for it nor will I be responsible enough to purchase insurance to pay for it. Frankly I would not want you in my house. Waivers are used by Contractors, schools, etc. However, I can assure you that if the claim is large enough any good attorney can sue and get the waiver thrown out so why bother!
Here in the Mid-Atlantic region the cost for Commercial General Liability coverage for $1,000,000 occurrence limit (as long as it is only a one person operation) is $839 with our best company with no deductible on claims and it can be paid monthly. I am sure you can find something similar in your area but you need to do your homework. Check with other business owners and get a couple of recommendations. Then call up the agents and get a quote. Make sure you have an estimate of your annual gross receipts when you call and how much coverage you want. In my opinion you should not get less than $500,000 and it is probably best to do $1,000,000.
You should purchase insurance. It will give you and your clients peace of mind and it is a good selling point if you want to get more clients later on.

You won't need insurance for you, but it might be a good idea to get insurance that protects you if something gets lost, damaged, or broken while you are working in the house. It's one of those things that can protect you, even though it is only a couple houses, you could still be sued if something goes wrong.
You could always make a contract that keeps you from being held liable for damages to anything you clean. That you will take all proper and necessary precautions but will not be held liable for any damages that will occur as the result of cleaning.

Only if someone sues you over it. No one EVER needs insurance, until the time comes for a claim. Then they need it.
The question is, can you AFFORD it. For housecleaning, the MINIMUM PREMIUM is around $1500. So MOST housekeepers I know, don't have insurance, because it doesn't make sense to pay that much for the small amount of income.
Of course, if you have any assets, you can get nailed on a claim. |
