Do you think it's necessary?
Does anybody know if it's really necessary to obtain "flood insurance" if you already have home owner's insurance? What are the chances a flood may occur?

Flood is excluded on your home policy, and everyone is in a flood zone. If your mortgage co. isnt requiring you to carry flood ins. then you're probably in a low risk zone.... but look at what's been going on lately. Floods can be extremely costly, so you may want to look into getting a quote. Since it's regulated by FEMA, you can't shop around. So I would recomend calling your homeowner ins. carrier for a quote (it's easier to have it in the same place) and discuss whether you would be interested.

I live in Oklahoma and floods in my area are a rarity, so I did not purchase flood insurance. However, what you (or I) might consider a flood and what the insurance company considers a flood are two different things. The city's sewer system backed up into my house. My insurance company would not pay for damages since I did not have flood insurance. I now have flood insurance. You never know what's going to happen, so it is better to be safe than sorry.

Yes. There are cases where it is needed even if you are not in a flood plain ... or don't live near a lake, stream or river.

Most street drainage systems are designed to drain a maximum of 2" per hour. After that the street itself is intended as a secondary drainage system.

Here in Texas, it is not uncommon to receive 6" of rain in a matter of hours. Periodically, a summer time low pressure system will stall out and some areas will receive as much as 10" to 30" in a day. The water has no where to go when it rains that hard that fast.

No homeowners insurance policy covers water from an outside source.

$250,000 of flood insurance only costs me $300 per year. Well worth insuring against the risk.

If you live in a flood plain you need flood insurance. Reg. home owner's insurance does not cover floods.

You can go to the NFIP website (sorry I don't have a link!) and see if you are in a "flood zone" the necessity for flood insurance is always going to depend on where you live.

You Homeowners Insurance (no matter who you are with) does NOT cover Flood. If you are in certain zones your mortgage company is required to require YOU to carry the insurance.

Check with your insurance agent, they usually have records on your home
