Zephyr Hill | Homeowners insurance is high because there is no fire hydrant? |
The quotes I'm getting for insurance are high b/c I live on a rural property and there is no fire hydrant on the road. The fire dept. told me their trucks carry plenty of water PLUS there's a tanker with an additional 3000 gallons but the insurance companies are not accepting this as a "valid water source" and are charging several hundred dollars more annually.
Anything I can do about this? Please help! |

no as your risk level is higher with out a water source. The closer to hydrant the cheaper the insurance sorry |

All insurers have their own criteria in setting rates. Distance to hydrants, distance to fire station, etc., are all considered. You can't "challenge" their criteria; all you can do is shop around. |

Have your agent call their underwriting to see if there is anything they can do.
Insurance compnies do have requirements about fire hydrant's. Your lucky you got insurance at all.
If your in CA you can get insurance with the California Fair Plan if your in a brush area. Call your agent and ask them. |

Not exactly. The fire hydrant is one of the things used to calculate the "protection class". So most likely, your insurance is so high, because you're house is in a protection class zone 9 or 10.
Valid water source means, a large lake or river. NOT something that has to get hauled in.

You can shop around. I live in a rural town (without hydrants) & I pay the same rate as in town with hydrants because we are "suburban rated". We also have a volunteer fire dept. This is for areas that have a fire dept within 5 miles of the house. If the fire dept is over 5 miles, those people pay more. Most of the state is rural with only a handful of towns that have pressurized hydrants. We have what are called "dry hydrants" that are installed by the fire dept in ponds.
I do not know what state you are in so I cannot suggest a company.
It also depends how the rates are filed with your state. The state may allow a higher rate for rural areas. |

Buy a house in the city if you want cheaper house insurance. Don't skimp on it. If you house burns down better to be with a good policy than not. If your house is a quarter of a million dollar house you shouldn't really be concerned about $500 more a year to protect your investment. In the grand scheme of things its a really cheap piece of mind. |
