Their house was built at the same time as mine, and is the same floor plan.
How much should the dwelling be insured for?

First, I would get your house appraised. See what the appraisal comes out, minus your land. You don't need to insure your land, as it is never going anywhere. Second, I would find an agent that you trust. Your agent will more than likely fill out a form called a " Replacement cost estimator " this will give your agent a real close figure on how much it would cost to rebuild your house from the ground up. It is usually roughly around $130 per square foot. Then don't forget your contents. which is usually 50% of the dwelling value of your house. Then you need more if you have a pool and what not added on your policy as well. Also make sure you have a good amount of liability coverage in event of any litigations that may arise. Also, one more thing, a lot of people think that their house must be insured for what it could be sold for...market value has NOTHING to do with insurance amounts. You could have a house that costs $100,000 to rebuild but in a bad part of town so the market value might be $60,000, or just the opposite. I hope this helps!

You need replacement value for the structure, 125% for roof and and 150% for the value of the contents.

Don't forget to get flood insurance!

more importantly, watch your liability coverage make sure it covers you and your home in the event of litigation

if your house is worth $500k, cover what it would cost you to rebuild in case of a total loss plus what it would cost to replace your contents {a good rule of thumb would be 40% of your dwelling amount $200k). also liability should cover your assets....dwelling plus your contents - $700k.

Whatever it costs to rebuild the home. Don't include foundation work or land. Generally, for the "average" home, it's about $125 per square foot - adjusted for the construction costs in your area.

If you have gold plated doorknobs, or built-ins up the whazoo, it's more.

If you don't trust your agent, YOU NEED A NEW AGENT. Have a couple come out and do a square-foot residence calculation, and let them tell YOU how much they think you need. They should all be in the same ball park.

Keep in mind, market value has NOTHING to do with how much it costs to rebuild a house - you can buy some STUNNING old houses that would cost a half a million to build today . . . for next to nothing, in depressed slummy areas.

Homeowners insurance limit should be set at 90% of what the cost of construction. It varies region to region. Let's say in your area the cost of construction per sq/ft is $250. Multiply the square footage of the structure (not the lot size) by 250 and take 90% of the total. That's what most insurance companies will require you to carry, it's called a coinsurance clause.
As far as the contents, I'm not very familiar on how the limit is set up.
Also be aware that in this day and age no homeowners policy includes earthquake or flood.
