Previous answers are a bit low for UK. Can vary from £950 per metre (gross external) for basis modern house to £3000 for fantastic period house in central London. You need to ask qualified surveyor (not esate agent) who will give you proper estimate. If you under insure you will not get full payment in case of fire. If you have a mortgage your lender will give you a figure it requires you to insure for.
However some lender will insure on a per room basis for normal traditional construction - see you local insurance broker. |

As an insurance agent I calculated replacement costs for hundreds of homes. I used a professional level computer program specifically designed for the purpose. The program was updated quarterly to take into account regional building costs.
The major factors I input to the program was the style of the home (basic to custom) total square footage, number of stories, room additions, number of baths, open or enclosed porches, finished basement, decks, garages, etc.
I would add home features such as air conditioning, additional furnace, additional kitchens, wet bar, solar heat panels, skylights, fireplaces, custom woodwork, circular staircases just to name a few.
We found the program to be quite accurate. |

Most building contractors should be able to quote you on a per sq ft or per sq mt as this is a standard way of quoting for new build. Get the area of your house and work on it from there . In the UK a max of £120 per sq ft should cover you. |

It's not simple. Each company uses it's own formula. Basically, you calculate the square footage of the house, add for extras (one bath is basic, two full baths means an extra), multiply by a territorial multiplier, etc.
Your agent can show you exactly how the value of YOUR house is calculated. |
