How to understand a insurance payout for house roof replacement?
adjustor wrote a summary for 10,000 less sales tax and deductable of 2000 gave a check for 5000 a promise of another check for 3000 when they recieved the bid. we found some one to do it cheaper. after sending in bid for lesser amount we could not get any part of the 3000 depreciation plus now we have to pay cash for the deductable . Was the adjuster paying for the replacement of the entire roof? Or just the damaged portion? (That's normal) Did they depreciate the roof for age?? (That would not be common).

How much was the bid for the cheaper amount? If the roof was $7,000 or less, you aren't ENTITLED to any extra cash, YOU GOT YOUR ROOF REPLACED!!! If it was MORE than $7,000, you should talk to your agent and see if only PART of the roof was covered, or if you didn't have replacement value on the roof, or what. Because that wouldn't be normal.

My bet is that your adjuster estimated the damage at 10k, minus your 2k deductible, for replacement cost of 8k. However, since many people don't replace their damaged roof, and simply pocket the money, you were only paid the actual cash value of the damaged roof minus your deductible, or 5k, until you had the repairs completed. (You are only entitled to replacement cost if you actually do replace the property.) When you came back with a lower cost to repair the roof, it changed the figures, and what you were entitled to. Either way, you owe your 2k deductible, and are entitled to a new roof (if you have it repaired), or the cost to repair it minus your deductible and the depreciation of the value of the roof over the years.

OF COURSE you have to pay cash for the deductible! That's how it works! There's no getting around that!

And why should your insurance company give you the additional money, if you found someone to fix the roof for a cheaper price?! Insurance covers the ACTUAL cost to repair the roof - you can't MAKE MONEY off your insurance company!

I don't think you're real clear on how insurance works.

Most policies have a provision that if a claim is over a certain amount (usually $2500 or $5000) then the ACV payout provision kicks in. Sounds like State Farm paid out what the roof cost you minus your deductible. Wow a lot of nerve, them actually following the provisions of a contract they signed with you. Sounds like you got a new roof for your $2000 deductible, I'd be happy with that.

phil is correct..you dont get the extra cash. if you get the roof replaced for less than what was allowed they wouldnt give you all the depreciation back. they owe whatever it costs to get you whole again. thats it. its perfectly normal to depreciate a roof replacement based on the age/condition of the roof. if it was just a repair, they wouldnt have depreciated it at all.....

You should have found your self a good roof for 10k. If you got a bid for under 7k, you still need to pay the deductible and the insurance has to pay the rest. You may want to get a bank load to pay the 2k, I know that's not chump change for a lot of people

State Farm is doing everything it can to make everyone angry. (and lose their insurance.)
If you can, try to get insurance from another company (if you DON'T live in Fl...if you live in FL, chances are you don't have State Farm anymore, they cancelled you or your insurance has quadrupeled. Yes someone my husband works with here in FL, got his insurance bill today, $7800 for the yr...doubled from last yr, doubled from the yr before and no claims have ever been made.)

Usually what people do with insurance, they get an estimate, give the estimate to the insurance. Get the check in their HAND. Get another estimate and use the lower one to do the roof. If you're lucky you know someone, who knows someone who can do a roof and not take you for a ride and all your money.

We got a roof for $5000. cash doing this, it's BETTER than state code (for FL) and it's a 50 yr instead of the 25 the state requires. So we lucked out, as did 10 other families on the street that used the same guys, after a hurricane took all our roofs. (and other things.)
