You can't be compelled to get insurance on your property. However, you can be required to purchase liability insurance against things like fire and water damage, or if you have a pet or a waterbed. Talk it over with the landlord to see exactly what type of insurance you're required to purchase. |

I don't think the Owners of the apartment are worried about your personal stuff. They are more interested in situations like you accidentally letting the tub overflow and it damaging your apartment and the apartment below and your neighbors' possessions.
If it is stated in the lease that you are required to purchase Renters Insurance and you signed the lease then I don't think you would win in Court.
Ask the Owners what part of the Renters Insurance is required. |

The apartment owners could care less about your stuff. What they want the coverage for is when you start a fire in your kitchen and burn down the entire apartment that you have some liability coverage to help pay for the damages to the building. |

The renters insurance is for YOUR protection!! If you somehow start a fire and damage the apt building then without the renters insurance you are stuck paying for the damages yourself.
As a claim adjuster I have seen many people without renters insurance get sued because they damaged their apt or the entire building. Renters insurance keeps you from paying for damages you caused. Just think about paying $200 a month for years because you didn't have renters insurance.
It's cheap coverage and can save you a small fortune if you screw up.

I'm not sure, but it would behoove you to get renter's insurance regardless of if it is required by your landlords or not. Renter's insurance is probably the cheapest insurance you can buy. My plan is only $16 a month. If you get robbed or there is a fire... you can get new stuff. |

I agree with you I don't know if they can force you to insure your own belongings. You would need to ask a lawyer.It would probably cost more for a lawyer than several years of insurance to fight it in court.Are you sure they are not talking about liability insurance I believe they can require this?Read your lease agreement!However I did have a friend who had an apartment fire and lost everything he owned in the world but his car and the clothes on his back.I personally would not be without it.If you check I think you would find it's not that expensive.In my area it is around $100.00 per year give or take depending on the amount of coverage you want.Even if you don't have much it would cost many times this much to replace it.Look at what you have and think about what it would cost to buy it all at once.Pretty cheap peace of mind for 25-30 cents a day.If that's too much get the least amount of coverage possible it would solve problem and be better than nothing if needed in case of fire. |

I would go ahead and get it , it's only a couple of bucks a month. You deductable is prob gonna be $500.00. this will cover your "stuff". if there is a fire flood etc. the owner will have to cover all else. I have it . also when you move in take pictures of each room and note any dammage, nail holes cracks etc. and walk through with the owner and have them sign off on it. Also take photos of your tv vcr stereo etc for future claims. |

If you signed the lease, and agreed to it, then yes, you have to. They CAN make it a condition of renting their apartment.
But sheesh, it's about $125 A YEAR. So if you won't spring for that, you'll probably stick them on the rent anyway.
I don't think you'd win in court. If you don't like the rental terms, rent elsewhere. But most landlords require this. And you'll have to pay a lawyer up front, I'm guessing $5,000 retainer.
And, I think if there was a fire and all your stuff burned, you'd be the FIRST person squawking that the landlord should be insuring your stuff. |

Did the lease you signed require this insurance? If yes, then that's the requirement and you knowingly agreed to this clause. If this is a verbal requirement being stated after the signing of the lease, then they can't require you to get the insurance. |

Renter's insurance is actually very cheap and it is a good thing to have, especially if you live in an apartment, you never know when your neighbor will flood their apartment or they are going to have a fire. It would be worth it because you don't want to have to pay to replace all your clothes and other possessions. |

Let's see, your protected from discrimination based on age, race, religion, sex, marital status, sexual orientation .. and lack of insurance?? I don't think you would prevail in court.
One of my rentals caught fire when the house next door burned down. My tenants got their rent checks for the month, their security deposits and the clothes on their backs, and that was it. (you can read about it in my blog). Didn't have renters insurance, lost everything they owned.
You landlord wants to be able to subrogate in the event of something you do; in an altruistic sense, she wants you to be covered in the event your apartment is damaged or destroyed. Your insurance would pay for your stuff and temp housing and any other expenses associated with your loss. It's a deal..get some. |
