I am trying to contest Total square footage of my home, against an insurance company, how do I measure this?
Looking for Total Sq footage of living area of house. Living area includes what space in house? Basement would not be included?

How do I determine total square footage of my house and measure it? My insurance company and I are way off and its affecting my premium. The insurance rep did not even come in my house he walked around and came up with his own figure.

You measure the outside, length x width of the ground floor and multiply by the number of stories. Two full stories you multiply times 2. If it is a Cape then you multiply by 1.5. If you have a dormered cape, you may want to multiply the ground floor by 1.75. If you have a one story wing, measure that separately & add it in after you multiply the main part of the house out. This will give you the total square footage of the living space in the house. If you have a walkout basement (not a bilko door, a standard door & walk straight out to the ground level) it adds some more cost to rebuild. If you have a finished basement, the cost to replace that is less than the ground floor & up. The newest estimators include what you have for floors, walls, ceilings, grade of the kitchen & baths (basic, builders grade, semicustom or custom), built-ins like bookshelves, etc. The agent should have asked you this. What I would do if I were you is measure your house (or go to the town like mbrkatz said), then go to your agent & have them give you a print out of the costestimator which will be about 2 pages with the total of the estimated replacement value on the front. Go over it & if there are any changes that need to be made, tell them & they will rerun the estimate. It is a computer program that is updated every few months with local building costs. If you still don't agree, call a local builder & have him do a replacement cost estimate. If he writes a detailed report & it is less than the insurance estimate, they will honor this & reduce your coverage. It will probably cost you to have this done & if you do it is at your expense.

You measure the outside of the house. If it's 20 x 30, you've got a 600 square foot house - if it's one story. If it's TWO stories, then you've got 1200 square feet.

Basement is not included, unless it's a walkout. If it's finished, you add that in later.

You don't have to go IN the house to figure it out, you just have to measure the OUTSIDE. The insurance company doesn't rebuild the space inside! It has to rebuild the WALLS, and put a new ROOF on it, if it burns down.

You can ALSO check your local property tax website - usually they ALSO list the square footage of the house. But they can be wrong, too. Your best bet is to measure, draw it out, and then do basic algebra.

Contact the realtor that helped you when you bought the house. They might be able to pull up the MLS sheet from when you bought the house. Every house has an MLS sheet that provides standard information about the house including the square footage.

Go to zillow.com and type in your address and it'll tell you the living area square footage. It's usually very accurate unless you've added on recently.

Go room to room and measure the square footage of each room(lengthXwidth). Add up all the rooms. This is your square feet of living space. If your basement is finished it is probably considered living space. You don't need to count bathrooms or closets.
