OK, you're asking two different things here. The answer to the first question, how do you get them to pay - if you don't want to sue them, you can go after the OWNER of the building. You probably know that. You can ALSO only do work that's covered by a payment bond - ask to see the copy of the bond.

Besides the mechanics lein you can file why not lodge complaints with the Better Business Bureau. I know this does not do much but if there are enough complaints then people will not do business with them. If it is the same person why do you continue to work for them? You can always try the new media, they are looking for poor working people being screwed by business.

We have the opposite problem. We pay people half the money down to work on our apt. bldg and they get maybe 3/4 the work done and then need the other half of the money for supplies. We never see them again. Good luck.
