Jared K | If i pay cash for a home do i have to carry insurance on it? |
also if i wait to move into it would there be any other costs besides taxes? thanks |

No, you don't. Insurance on a home isn't a legal requirement - it's a contractual requirement, with a lender. No lender, no requirement.
Costs besides taxes - maybe utilities. |

Common sense requires it. The thinking behind this is that one insures what one cannot afford to lose. In your case, a house. If you have loads of money and losing a house in a fire is no big deal, fine. Be self-insured. If you are like most people, this would be a big hit financially.
Also, let's assume that your dog bites someone. They sue you for $100,000 for emotional distress, not to mention the scarring that will haunt them for the rest of their life. If you don't have insurance, guess what? You now have a new landlord! He hired a personal injury attorney and put a lien on your house.
Bottom line, getting home insurance is not just about keeping a mortgage company happy. There's a reason they require it, and for that you reason, you should too. They didn't get all of their lending money by being stupid. |

even the house is fully paid up, it is good to have insurance to cover against
1) Fire
2) Content
This is for your own benefits in the event of any unforeseen circumstances. It take years to save $$$$$$$ |

You even need to insure your house on fire & home content or buy all risk insurance if you pay cash for your home. This is because you have invested in your home & it become your personal use asset. Thus in the event of fire when your home is destroy, it would result a financial loss where you have to use your savings to rebuilt your home back to origin.Unless money is no issue to you, then go ahead & self insured.
Even rich people borrow money to invest in property cos that is one of the smart way to grow their wealth. According to time value of money for financial planning, the interest that you pay for your mortage loan vs the opportunity that the loan amount for your home can be invested to give you more return to grow your net worth need to be weigh to see how you can better maximise your money to increase your wealth.
Remember:
1) Don't risk a lot for a little
- risk refer to any financial risk that can happen to your
home
-little refer to the little premium that cover the loss amount
You would need to pay for the ultility bills, agent commission for the sale of the house, renovation & furnish cost if you need to renovate your home. |

No doubt the easiest way to get insurance quotes is on the web.
Why would you waste your time on the phone calling around?
the last time i needed quotes on insurance i used one of these comparison sites and it was great.
this is the site i used and it was quick like less than 5 mins.
The last thing I want to do is listen to elevator music while waiting for a salesman.
Anyway I got good quotes and ended up saving money so I was happy.
So shop around and compare quotes which is easy on the net.
Good starting point is at this site.

Good luck. |

Not that I know of, but you'd be wise to get some. Especially liability, because if you have that kind of money there will surely be predators looking for a way to take it from you.
With a house comes need for electricity, gas, water, sewer and trash. Also there may be special fees and assessments in your subdivision. |

CommonCents

Insurance is your call if there is no mortgage. It would be foolish to not have some coverage.
You would be crazy not to have title insurance too, and will probably need an escrow company or attorney to handle the closing.
Unless you are loaded, paying cash for a house isn't too smart. |

No you are not required to have it. Only when your home is financed do the lenders require it. That said, you should carry the insurance because if the home would be damaged or burn down you would be entirely out of pocket.
As for the second question, there should be no other expenses besides taxes and possibly utilities. |

No, but seriously consider it! (Only a lender requires home insurance for their 'insurance' on your property.) Since you have full equity in your home, don't you also feel you could think like a lender, and for security reasons still purchase home insurance? For safety sake?
Other costs: yes - utilities, yard maintenance - all this depends on where you live (snow areas require a bit of heat for pipes to not freeze; humid areas require a bit of air conditioning to prevent mold; neighborhood is to be considered regarding keeping up a front yard), etc. |
